Adaptive Reuse and Expansion of Former AMC Theater

Coweta County, as “Owner” is seeking firms interested in providing construction management at-risk services for the above project. The project envisions renovating and expanding the former movie theater for various Coweta County administrative agencies including Tax Commissioner’s Office (Tag and Tax), Voter Registration & Board of Elections, Department of Driver Services and Veterans Service. The existing building was constructed circa 1998 and is 31,924 SF plus a 4,583 SF mezzanine for a total of 36,507 SF. The project anticipates renovation and addition of approximately 22,000 SF of space to expand the mezzanine creating a partial second level. The building is a CMU/brick bearing wall structure with a structural steel mezzanine structure and roof structure. The anticipated alterations include: new passenger and freight elevators, modified existing rest rooms and new single occupancy rest rooms, new covered emergency exit stairs, leveling the existing sloping theater concrete floors, removal of the existing stadium seating and a new covered loading dock with overhead door. Limited improvements are anticipated to the existing approximately 300 car parking area, which can be used for construction staging and construction access.
