Description | As of January 11, 2023, a general contractor has not yet been selected for this project. A firm construction timeline for this project has not yet been released. The site is located on Gravely Lake and extends from the perimeter road, Nyanza Rd, to the lake itself. There is an existing house on the site which will be removed. There is also an existing drive and mature landscaping. The project consists of a house (5300sf), a four-car garage (1200sf) with accessory dwelling unit above (900sf), a detached art studio (750sf), and a reconstructed deck and lake boat house (300sf). All structures are gabled in form. The main house is comprised of two 2-story gabled volumes connected in the center by a 1-story flat roof volume. The Master Bathroom and Sunroom are glazed gabled volumes intersecting the main house on the north and south. Refer to the attached documents for additional information. Review tree removal and site occupation plans with Architect and Owner. Remove selected trees. Carefully install orange construction fence around areas of the site not to be disturbed, designating specific areas for materials and mobilization. Install temporary storm water control systems. Construct a chain link construction fence and gate at the entrance to the site from the street. Remove existing house. Install construction utility feeds. Install gravel suitable as surface for driveway during construction. The current understanding is that the existing utility systems on site are adequate for the project. During construction, Contractor to verify adequacy of all utilities and modify any necessary connections and feeds as required. Several large evergreens are to be removed along with a few minor trees. Existing heritage oaks to be preserved. The entry circle drive will be graded to accommodate back up and maneuvering space for the new garage. On the lake side of the house, topography will be modified to allow a portion of level yard to be close to the main living level of the house. That level topography will be retained on a portion of the lake side to allow walk out access from the basement level. Construct retaining walls as indicated on site plan. Include concrete site stairs as indicated and rockeries if any. Note: Phase site construction in accordance with project schedule (this may mean that some of this work occurs near completion of house shell). |
