Description | Project Scope: This is a Design-Build Project. This project will consist of work to replace two mobile home trailers at the Harkers Island housing area with a multiplex unit(s) with site improvements. Existing trailers shall be demolished and removed and shall be replaced with new residential construction. The new residential buildings shall be based on National Park Service prototype floor plans #1 and #8. Prototype #1 is a 2,130sf duplex style building with two units containing a total of four bedrooms and four bathrooms. Prototype #8 is a 1,909sf single-family style building unit with four bedrooms and two shared bathrooms. This residential building will require two bedrooms and one bathroom to be handicap accessible. All three units will include a kitchen, a shared living spaces, and a washer dryer space. Both residential buildings will need to be on piers a minimum of five feet tall and include front porches along the street side for access to the units. The residential unit Prototype #8 will require a handicap accessible ramp connecting to the porch. All residential units have been designed to include all electrical appliances and a propane backup generator due to the limitations of natural gas and propane to the site. Access to the residential buildings is a gravel approach and parking with concrete sidewalks next to the units. These prototypes incorporate operational requirements as well as enhanced sustainability requirements of the NPS. New construction shall meet local and state building codes for residential construction. Additionally, new construction is subject to federal construction requirements, including compliance with the Architectural Barriers Act Accessibility Standards (ABAAS) and additional life safety requirements (such as fire sprinklers). Utilities are in place and within the construction area. The existing sanitary sewer lift station is proposed to be relocated on site to accommodate the new building layout for a more efficient design. The project also includes options for a deck to connect the residential buildings and a few other site amenities for the residents. |
