Description

The work consists of the full enclosure and build out of two partially enclosed existing buildings adjacent to an existing communal plaza. The tenants in this space will be dpl, redline gallery and focus points. The scope of work is as follows: • on the east side of the plaza, a 6,100 sf footprint structure will be enclosed to accommodate the denver public library and the redline gallery. A partial second floor within the existing building envelope -2,000 sf- is proposed that overlooks both the gallery and library space. The facade facing the plaza will be infilled with a multicolor polygal wall system and sliding door system. 1. Programmatically, the building will contain the following: a. Denver public library will consist of a large open space that will house the collection space and also serve as a part time gallery for the artist studios in the adjoining space. B. The spaces under the 2nd floor will consist of storage, offices, an it room, a break room, and shared bathrooms. C. The 2nd floor will consist of venue rooms of varying sizes as well as a gracious walkway that overlooks both the main floor of the library and a view into the studio spaces. D. The redline gallery space will consists of 8 artist studios and a workshop space under the 2nd floor. • on the west side of the plaza, a restaurant will be placed in the previous office space (2,100 sf) . A significant amount of in-ground plumbing work, kitchen design, will be necessary to accommodate floor drains and kitchen equipment. New bathrooms will be created as well. 1. A “greenhouse-type” seating area will be created totaling roughly 800 sf. This structure will consist of a steel framework, with polygal wall assemblage and 3 roll up doors. An outdoor covered patio of 400 sf will be created.
