Description

This project will be a single phase project as office occupants will tele-work during the duration of the work as discussed with Agency representatives. The project consists of the DB contractor conducting a detailed site survey to verify existing conditions and develop full design (65%, 95% and 100%) for approval, selective demolition, new slab to slab partitions with expanded wire mesh and an STC rating. This project includes the reconfiguration of the printing and scanning station to include space for a microwave and refrigerator with ice and water dispenser with all required plumbing modifications and associated millwork. This project will expand the existing office footprint by approximately 200 SF by constructing a new evidence room and storage room space, provide power whips and hardwired hook ups for new office furniture systems, new carpet tiles throughout the office with manufacturer required floor prep for new installation. This project includes the replacement of existing Acoustical Ceiling Tiles (ACT), lighting modifications to include new fixtures to achieve desired light intensity within office spaces, new sound proof doors and door hardware, electrical rough-in, electrical floor box(s), subpanel(s) and requirements for new data, voice and power requirements, such as new TV, refrigerator, microwave, furniture, and so on. This project includes the furnishing and installing of new VAV boxes and thermostats for independent office temperature controls as required. Further this project includes upgrading the existing pneumatic thermostat controls to a new system which integrates into the existing Building Automation System. This project includes modifications to the existing Fire Sprinkler system as required for renovation to meet local code and PBS-100 requirements. This project includes the demolition and disposal of existing furniture. This project includes an HVAC design which isolates the GSA IG office temperature controls from the adjacent office spaces (PBS Office) and upgrading the existing pneumatic thermostats to electronic thermostats. This project includes isolated ground outlets in the storage room due to computer forensic requirements. Contractor should maximize recycling of demolished materials and provide GSA with a recycled materials list and disposal tickets. This project includes the movement of existing GSA IT network equipment and internet demarc outside of newly constructed space to adjacent office space - which includes the construction of a new backer board and wall space for new equipment with coordination of new connections. DB Contractor shall provide all low voltage data, voice, security devices and cabling and computer cabling for this project. Additionally, a pre-alterations assessment for hazardous or potentially hazardous materials such as Asbestos Containing Materials (ACM) will be required prior to design or construction by the DB Construction Contractor. The Period of Performance (POP) for this project is 105 calendar days for Design and 180 calendar days for Construction. Total POP is 285 Calendar days from the date of Notice to Proceed.
