Description

Construction Estimate $3,000,000.00 TO $3,500,000.00 General Scope of Work: 1: Replacement of windows in 200/300 Buildings, Lodge Office spaces of 100 Building and upper/lower levels of the restaurant portion of the Black Bear Restaurant. 2: Installation and renovation of Pergolas. 3: Replace Guest Room wood doors and hollow metal frames. 4: Provide wireless card reader access door hardware at all Guest Room doors. 5: Redesign/renovate courtyard between 200/300 buildings. 6: Provide accessible parking per TAS at the mid-level parking lot serving the Courtyard south of the 200-300 Buildings. 7: Provide accessible parking and path of travel per TAS to/from the swimming pool and associated spaces. 8: Renovate pool and associated spaces to be accessible per ADA/TAS. 9: Replace perimeter fence and gates at pool. 10: Replace perimeter fence/screens and gates at propane tank and Lodge chiller/emergency generator locations. 11: Replace domestic water line piping surrounding the lodge. 12: Replace 100 Building air conditioning system chiller. 13: Replace Black Bear Restaurant building boiler with hot water heater. 14: Renovate/revise/replace existing concrete stair nosings. 15: Provide new walk lighting as needed to provide subtle wayfinding around Motor Court as needed. 16: Replace 3 excessively bright area lights at the pool area and the 3 lights in parking north of Building 100 with more subtle and attractive lighting. 17: Replace 2 existing AEP sodium vapor lights near Black Bear Restaurant with more appropriate lighting. 18: Repair stone retaining wall damaged by vehicles north and west of the Pergola. ALL in accordance with the Invitation for Bids and Contract Documents. Project Schedule: All work shall be completed within three hundred sixty-five (365) calendar days commencing on the date specified in the Notice to Proceed. This performance period includes completing the various aspects required to complete the Work, including submission of all Submittals, mobilization, procurement, installation, testing, inspection and delivery of documents described in the Uniform General Conditions, Article 12, 12.1.1.1.
