Description | PROJECT OVERVIEW Mill Wharf is a condominium community built in 2004. The condominium is comprised of three, threestory wood framed mixed-use buildings with a cedar shingle and painted wood panel façade. The buildings are located along the Scituate Harbor between Mill Wharf Plaza to the north and Otis Place to the south in Scituate. MA. The buildings are numbered One, Two and Three. The two buildings included in this project are primarily residential buildings and are One (to the south) and Three (to the north). Portions of the existing façade are to be replaced as these areas of the building are in poor condition. The contractor shall replace cedar shake siding and wood trim at west end of the south elevation of Building One and the east elevation of Building One and Building Three. The wood panels and trim is to be replaced with Azek components to match the existing. Recent investigations at the accessible ramps have determined that the existing guardrails and stone facing are failing due to water infiltrations. The anchorage at rail posts is rusted and the stone and masonry veneer exhibit displacement from lack of wall ties, weeps and rust-jacking. The scope of work in this project is to address all conditions at a switchback ramp at Building One and straight run ramp at Building Three. At both ramps the work includes removal and replacement of the guard rails and ADA handrails with new, removal and reinstallation of one inch brick pavers over new waterproofing and drainage plane at the concrete substrate, and reinstallation of existing granite watertable with anchors above new masonry veneer. All of the work is to be in accordance with the Ninth edition of 780 CMR of Massachusetts, as well 521 CMR Architectural Access Board guidelines. Bids are scheduled to be awarded by Wilson Group Property Management. Bids will be awarded based on the total aggregate bid. The selected Bidder will be awarded the contract by action of the managing agent by approving and adopting contract documents, providing for its enforcement and penalties as provided by law. Wilson Group Property Management reserves the right to reject any or all bids, to waive irregularities and/or informalities in any Bid and to make an award in any manner, consistent with law, and deemed in the best interest of the Mill Wharf Condominium. |
