Description | 1. Roof Replacement: Tear off ALL layers of existing shingles and replace the entire roof. Install "W" flashing on all valleys. Replace any underlying rotten or damaged roof sheathing, and install 7/16" OSB sheathing over the entire deck. Provide ice and water shield a minimum of 3 feet wide at all roof edges, and valleys, install synthetic roofing felts, and metal drip and apron flashing. Install new roof vents per code. Provide all necessary flashings, and minimum 30 year dimensional shingles. 2. Chimney Repairs: Reflash the chimney with metal flashing color matched to the roof. 3. Siding Repairs: Re-fasten all loose siding pieces. Apply color-matched sealant at all butt-joints with gaps, and over any new fastener heads. 4 Window Trim Repairs - Two Windows: For the North second floor center window, and East window; repair the wood trim prior to wrapping, in order to provide an underlying support for the finish. Then, wrap the trim in pre-finished sheet metal. Apply color matched oil based sealant at all seams, edges, and over nail heads. 5 Deadbolts: Replace the existing double-keyed deadbolt at the front security door with a thumb-turn deadbolt. 6 Window Repairs: A.) Replace the first floor vinyl windows broken glass at the Northeast bedroom. B.) Replace the broken glass at the Southwest bedroom's storm window. 7 Door Canopy: Install an awning over the rear entry door. The awning shall be Nulmage 1500 Series, Model #K150403601 (Menards) or approved equal. Color selection per owner, from the manufacturers standard color pallet. 8 Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. All alarms shall be sealed battery, 10 year lithium ion units. 9 Dryer Vent: Replace the flexible dryer vent with a solid walled galvanized vent pipe. C V 10 Plaster and Paint - Wall and Ceiling Repairs: A.) There are multiple areas of loose plaster and paint, in the Southeast room. Remove loose plaster and paint at all areas. Apply drywall, and tape/mud patches. All patches are to match the existing finish of the adjacent surfaces. Prep and repaint all walls in the room. B.) There is an area on the wall and ceiling above the kitchen sink requiring patching, and spot painting. 11 Bathroom Renovation - Walls: Remove the existing wall panel finishes. Repair the underlying wall surfaces, including cracked plaster, to a smooth uniform finish. Prep and paint the entire bathroom. The owner is to pick the color and finish. 12 Bathroom Renovation - Floor: Remove all layers of flooring finishes down to the base sub floor. Replace all weakened and rotten boards with 3/4" exterior grade plywood sub-flooring. Install additional solid wood blocking as necessary to stabilize the floor, and an additional layer of 1/2" smooth ply-wood. Then, install sheet vinyl floor finish with shoe molding at all walls, and transition thresholds at both door openings. |
