Description

OPM services may be performed for one or more new building construction and/or repair and renovation projects throughout the Commonwealth. The selected OPM will act as an extension to DCAMM’s staff, including, but not limited to, participation in and review of planning, preparation of studies, design, permitting, public process, building technology, building systems, structure, value engineering, procurement and bidding, construction, and change order review. The OPM shall provide all or a subset of the day-to-day management of the project which will include the integration and coordination of all project components, provision of technical, financial, review, control, problem identification and analysis, and recommendations for solutions and decision making. See RFQ for complete list of major activities of the scope of services that may be included. Estimated Construction Cost - Varies per project – generally in the range of $10-400 million. Contract Term - 3-year initial term with one three-year extension at DCAMM’s discretion. Maximum Fee Per Contract - $4,000,000 If registered by the Commonwealth as an architect or professional engineer, the OPM must have at least 5 years’ experience in the management and supervision of building construction and major repair projects. If not registered as an architect or professional engineer, respondents must have at least 7 years’ experience in the management and supervision of building construction and major repair projects. The OPM shall be independent of the designer, general contractor or any sub-contractor involved in the building project, and each OPM must have significant experience in managing capital construction projects
