Water Heater Replacement

1. Scope of work to include replacement of 10 natural gas water heaters in the first-floor units of Building 1 at Maplewood Apartments. 2. The water heater replacement selected must be capable of satisfying space heating and domestic hot water requirements for the unit. BTU sizing and gallon capacity must be in line with First Company requirements. 3. Water heater replacement must meet all applicable City and State installation requirements. 4. Water heater replacement must meet First Company best installation practices for connecting to air handler model 18CDXQ. Vendor required to coordinate with First Company to gather this information and present it in their bid. 5. The water heater replacement strategy cannot involve structural modifications to the unit. If cosmetic modifications are necessary, those will be described in detail in the Contractor’s proposal. 6. The water heater replacement must interface with existing make-up air and flue piping. 7. Existing air handler condensate is plumbed to water heater drain pan. The water heater replacement must include plumbing air handler condensate (where applicable) directly to the floor drain in the water heater closet. 8. There will be a mandatory bid walk where contractors will have the opportunity to look at three of the water heaters to be replaced. Bid walks will start at 9:00am and start every consecutive hour until 2:00pm with a total of 6 bid walks being available. Bid walks will last approximately 1 hour to visit all three units (20 minutes per unit). Two contractors will accompany an MWHS staff person on each bid walk. 9. Contractor must be appropriately licensed to complete mechanical and plumbing work in the State of Colorado and City of Lakewood.
