Professional Services for Illini Union - Roof Replacement

This project will begin with the Schematic Design and Design Development phases to better define the scope, schedule, and cost. Following the Design Development phase, the project will seek approval and a possible funding increase from the University of Illinois Board of Trustees. It is also the University's intent to utilize the same PSC for the remainder of the project for construction documents, bid & award, construction administration, and warranty phases. The Illini Union is eligible for listing on the National Register of Historic Places. The project work on this seven-story building will consist of a complete tear-off of the three existing roofing systems, all of which (north, south and center) have different construction and materials and which are all well beyond their serviceable life. In addition, the scope will include the window and associated trim replacement at 78 dormers. Considering the extensive work needing to be done on each section within the limits of seasonable weather, a phased multi-year approach is needed. The project will start the north tower roof work concurrently with the south tower and finish with the center flat roof. As the center roof will likely support scaffolding for the work on the interior faces of the north and south towers, it is critical for the center phase of work to fall at the end. This work will replace the associated materials that are all well beyond their serviceable life, thereby improving the building's envelope to reduce water infiltration, lower maintenance costs, and improve insulation efficiency.
