Description | Provide all labor, material and equipment necessary to perform preventative maintenance and repairs needed to maintain HVAC and boiler systems in operational conditions to the satisfaction of CRT. Maintenance Services shall be provided on HVAC & boiler systems at the following sites: 1. 170 Douglas Street, Hartford, CT 2. 330 Market Street, Hartford, CT 3. 555 Windsor Street, Hartford, CT 4. 211 Laurel Street, Hartford, CT 5. 44 Hamlin Street, Middletown, CT 6. 385 Main Street, East Hartford, CT 7. 34 Huyshope Avenue, Hartford, CT 8. 1921 Park Street, Hartford, CT 9. 8 Stonington Street, Hartford, CT 10. 395 Wethersfield Avenue, Hartford, CT 11. 1443 Main Street, Hartford, CT 1. Provide a detailed invoice outlining the services and work completed for each site. 2. Maintain a record of all maintenance and repairs relating to HVAC and heating equipment included in this bid. Detailed written reports are to be reviewed with the Director of Facilities Management upon completion of each visit; any problems or potential problems must be immediately reported. 3. Visual inspect and test the operation of all units, including but not limited to, all pressure safety devices, operating and safety controls and heating coils. Clean, adjust and calibrate as necessary. 4. Lubricate all equipment where needed to permit bearings, gears, and all contact wearing points to operate properly. 5. Remove, replace and properly dispose oil from all refrigeration units. 6. Upon completion, remove and legally dispose all debris from work site, and leave the surroundings in a neat and orderly condition to the satisfaction of CRT. 7. The selected contractor shall provide a 24-hour emergency call-in service and shall be on site within two (2) hours from time notified. |
