Description | MARTIN / MARTIN PROJECT No. 15.0276.S.02 The University of Colorado's (CU) founding building, Old Main, built in 1876, needs structural restoration. In its history, structural repair projects have been performed, but never a significant structural/masonry restoration. Old Main has many vertical cracks through its exterior, and a portion of the exterior wythe has both slumped and displaced, which is now being held in place by steel bracing and shoring. In 2018 CU embarked on an effort to assess the structure of Old Main in order to determine work necessary to return the building to a sound condition. In April of 2021, CU received a structural analysis from SGH Engineers that included recommendations for the structural restoration of Old Main. CU has funding to perform a structural, facade, foundation and side restoration of Old Main and is seeking a CMGC for pre-construction and construction services. The scope of services will include assistance to the State during the process of assessment, design, construction, and warranty period. Specific tasks to be performed by the Construction Manager/General Contractor (CM/GC) include those generally performed by the CM/GC construction community where the Construction Manager is also the Contractor. A sample copy of the State's CM/GC contract is contained within the RFP, which is the responsibility of a proposing firm to review this document in detail as it details services/responsibilities of the CM/GC. A Guaranteed Maximum Price (GMP) will be required at the completion of Design Development phase.
