Description | Basement : Relocation of all major mechanical systems to the First Floor on the north side of the building. All relocated equipment will be placed on a 4' high platform. Major equipment to be relocated includes: fire and domestic break tank and associated items; domestic water pump; air handlers and all associated items; chilled water and associated items; and associated electrical panels. In the office/support areas of the Basement work includes demolition of all existing metal stud gypsum partitions, existing doors and frames, existing floor finishes and existing ceilings. New build back construction to consist of wet flood proof materials such as Concrete Masonry Unit (CMU) wall partitions, stainless steel doors and frames, sealed concrete floors and exposed ceilings. In the secure Inmate Holding Cell area, work includes demolition and replacement of all existing secure ceilings and associated items, replacement of any wet damaged security items such as cell doors and hardware and replace with new. Flood doors at Basement leading to the County tunnel systems to be replaced with new. First Floor: Expansion and reconfiguration of the Public Lobby, relocation of existing offices and support spaces and the addition of new mechanical rooms for relocated equipment from the Basement and other areas of the First Floor. Public Lobby work includes expanded security que area and access to elevator lobbies. Lobby expansion includes the demolition of existing offices and mechanical rooms on the east and west side of current elevator lobbies. The mechanical rooms to be relocated within the First Floor. All finish materials in expanded lobby area to be new in-kind to existing lobby finishes. Work also includes the addition of two (2) new elevator lobbies on the northwest and southeast sides of the building, see Elevator Scope below. Site: building exterior includes but is not limited to the addition of a protective flood barrier for the building to 3' above the 500-year floodplain. The conceptual design of the barrier includes several components to meet egress and mitigation strategies including the protection of all door openings with flood doors, the addition of a new barrier wall at the perimeter of the site, entry plaza and building. All flood protection elements to be designed to 3' above 500-year floodplain. At the main public entry, an automatic type flood door in conjunction with a permanent flood barrier wall to protect the main entrance but still allow for egress is proposed. Work will include a redesign of the main entrance plaza to incorporate the protection elements and meet all accessibility, egress, safety and security requirements. Elevators: elevator additions includes but is not limited to the procurement and construction of two (2) new banks of elevators. The southeast elevator bank includes three (3) traction elevators to travel from the Basement to Floor 20. The southeast bank will be added to the exterior of the building from Floors 1-20 and will extend to the existing Basement. The northwest elevator bank includes two traction elevators from Floors 1-20. Due to the larger floor plate for Floors 1-6, the northwest bank will penetrate existing construction from Floors 1-6 and be added to the exterior of the building from Floors 7-20. One (1) of the five (5) new elevators will be designated as the fire service elevator. New exterior cladding for the elevator bank additions are proposed to match the existing skin of the building. Roof: Scope work at roof includes but is not limited to complete replacement of the existing membrane including flashing and curbs, and replacement of any other water damaged items. |
