Description | Scope of Work will be developed during negotiation with the selected company. Generally, OA scope is expected to include the following: Periodic design, value engineering, constructability, and phasing reviews. This includes assisting CLTWater and DB team optimally phase work to achieve schedule and cash flow goals. Develop a clear decision-making matrix to ensure full understanding of decision-making process and levels of authority. Develop and maintain project risk-responsibility matrix Review of Design Builder’s (DB team’s) guaranteed maximum price (GMP) documentation supported by a parallel “blind” cost estimate developed by the OA, as needed. Assist Owner with monitoring design development for compliance with contract cost and schedule. Review and analyze value-added change orders. Assist CLTWater with project administration including, but not limited to, reviewing payment requests, monitoring submittal logs, responding to requests for information from DB team, reviewing DB team’s monthly payment requests. Document/file management in eBuilder. Scheduling, facilitating and/or participating in team/partnering meetings. Schedule and budget monitoring/management. Construction management including the services of a resident project representative. Overseeing performance-testing of pumping facilities, confirming compliance with performance guarantees, monitoring compliance with the startup, testing plan, and warranty services. Monitoring and reviewing as-built documents, record drawings and all project close-out documents. Assist in resolving disputes and escalating issues if necessary. Provide material testing, pre- and post-blast surveys, and vibration monitoring services. Provide additional services as needed. 10% MSBE Subcontracting Goal for the Project |
