Description

Remove and replace defective front concrete section adjacent to street and service walk step, Remove south service walk, starting southeast house foundation wall to rear southwest, (new concrete to foundation wall), include entry door concrete porch stoop. Form, pour, and broom finish, include all necessary metal reinforcements, wire mesh and expansion felt. Backfill topsoil (screen), seed, straw or sod, as needed. Install new guard railings aluminum powder coated /Iron to front step off street walk and side entry porch stoop. Grade rear (west) elevation to positive pitch away from foundation walls, seed/straw or sod as needed, do not leave any bare soil areas. Adjust window well as needed. Install window well covers. Install address numbers. Tuck -point house front porch brick and concrete sill, usingTpye-N mortar only on all masonry joints as needed in assorted areas. Replace all missing or damage bricks, sills etc. match existing. Pitch existing gutters and downspouts to ensure proper run-off Include new downspout extensions 4 to 6' from foundation wall. Install new prehung steel panel door w/ half lite (window) to rear entry. Include dead bolt/entry locks set, ensure key a like. Install new combination 10 year sealed battery smoke and carbon monoxide detectors,1st floor and basement. Replace garbage disposal switch with an outlet underneath kitchen sink. Repair or replace over kitchen sink light fixture. Repair or replace existing defective GFCI (receptacles) kitchen. Replace defective outlet in living room and any outlets located within 6 of water source in bathrooms, kitchen and laundry area with GFCI outlets. Electrician ensure all repairs are code compliant. Replace window wood trim 1st floor bathroom shower area (water impervious material) plastic or vinyl. And caulk perimeter with 100% silicone caulk. Drywall patch, plaster, finish and prime damage 1st floor to basement walls stairwell, owner responsible for painting. Replace water heater with power vented, include outlet and close chimney opening (cap or mortar) chimney opening. Remove water damage, loose acoustic ceiling tiles as needed. Repair broken basement step and replace any rotten or damage wood with pressured treated. Repair or replace all defective ceiling light fixtures. Install ground from water meter to electrical service panel. Repair or replace leaking p-trap and water lines as needed in 1/2 bathroom. install transition bar to door opening in 1/2 bathroom. Remediate; wash with bleach all foundation walls and floor areas, forming mold, kilz and paint as needed.
