This request for professional services will be for the Indianapolis Service Area Capital Project. The project scope includes renovations to repurpose several instructional spaces including labs, classrooms, nursing simulations, student services, administration offices, and industrial technology. The project will impact multiple buildings and more than 450,000 assignable square feet. The project scope includes renovations to repurpose several instructional spaces including labs, classrooms, nursing simulations, student services, administration offices, and industrial technology. The project will impact multiple buildings and more than 450,000 assignable square feet. The following is an overview of the project. This is for reference purposes only and is not a comprehensive list of the specific items of work. We will utilize the Construction Manager as Constructor (CMc) delivery method for this project. The project must follow the Ivy Tech system, space and project standards outlined on our website: https://www.ivytech.edu/facilities/index.html. The specifics include items related to; Building Exterior, Building Interior and Finishes, All Building Systems including; Mechanical, Electrical, Plumbing, Information Technology and Fire Life Safety Systems. This project will also incorporate new College standards currently being updated. This project must receive final approval by the State Budget Committee. Please note any time spent, for work or cost associated with this RFQ and RFP will be at the sole expense of participating firms. The total estimated project budget includes: all professional services, escalation for future cost of work, allowances for FF&E, commissioning services, etc. The cost of the project was calculated based upon changes needed to the space at the North Meridian Campus (NMC) to incorporate the Fairbanks Center Operations and renovations to other NMC spaces to meet the programs, services, and staff needs. Reductions include; 301,764 sq ft at Fairbanks and demolition of 3,000 sq ft at the North Illinois Center (NIC) building and repurposing circulation spaces. Given infrastructure improvements made to the affected buildings over the past 10 years, much of this work will focused on space changes and infrastructure adjustments and not significant infrastructure installations. Cost estimates were made in conjunction with Architectural & Engineering partners on similar projects including inflation in construction for the past two years and future inflation.
