Description | Seattle Public Schools (District) is requesting statements of qualifications and proposals from General Contractor/Construction Manager (GC/CM) firms to support the district's Capital Projects division to provide preconstruction and construction services for the John Muir ES Early Learning Addition and Miscellaneous Improvements project identified in the Buildings, Technology, and Academics/Athletics V (BTA V) Capital Levy. The district intends to award a contract utilizing the General Contractor/Construction Manager (GC/CM) competitive alternative construction procurement process authorized under the Revised Code of Washington, Chapter 39.10. The district obtained project approval from the Washington State CPAR.B PRC to utilize the GC/CM delivery method on this Project The proposed project is located at 3301 South Horton Street Seattle, WA 98144, on a 2.75- acre site. The project includes a four (4) classroom early learning addition with before and after school child care support spaces and the following miscellaneous improvements to the existing building: renovation of the open floor plan into three classrooms on the third floor of the 1971 classroom addition; replacement of the existing windows on second and third floors of the 1971 classroom addition with new thermopane windows; replacement of the fire alarm system; upgrades to the existing fire suppression system; replacement of the existing lighting with new LED lighting; replacement of the existing electrical service for the entire building, including expanding the main electrical room; replacement of the domestic water heater: modernization of the loading dock; and, site development to add modular playground equipment, bicycle parking, and right-of-way curb ramp work. The scope of work for this construction project will be performed while the campus site is occupied The project is funded through the BTA V Capital Levy and Distressed School Grant. The total estimated value of work to be contained within the GC/CM contract is approximately $9.6 million, including GC/CM contingency and excluding Washington State Sales Tax The GC/CM for the Project will provide Preconstruction Services, bringing expertise and experience that will assist in decision making, cost estimating, constructability review, budget and schedule control, sequencing of the project components. The district intends that the GC/CM will provide Preconstruction Services and serve as General Contractor, providing construction services and construction management to implement and deliver the Project |
