University Plaza Level 5 Renovation

The Contractor shall provide all of the materials, equipment, labor and coordination required to complete the scope of work as generally described below, and as further detailed in the Drawings, Specifications and Exhibit B. It includes but is not limited to: 1. The contract documents as prepared by PBK Architects, titled University Plaza Renovations Level 5, dated 11/19/2021. 2. The Uniform General Conditions for Construction Contracts dated 08/17/2005. 3. The scope of this project includes the selective demolition of existing office suites to create an open office layout with perimeter private offices and a conference room and break room. The renovations include modifications to the MEP building fire alarm and fire suppression systems. The renovations will not change the current occupancy classification of the facility. 4. Support during testing and balancing and commissioning including filling out of pre functional checklists and functional performance test reports, performing functional performance tests with the commissioning agent through the front-end graphics workstation and providing certified testing equipment as needed for the commissioning process. 5. Alternate No. 1 Scope - University Plaza Stairwells - Scope includes demoing (10) 3’-0’’ by 8’-0’’ doors and frames, furnishing and installing (10) 90-minute hollow metal fire rated doors and frames with new hardware in stairwells. Patch drywall, prep, prime, and paint new drywall and frames in stairwells. Provide and install (10) Everest EV D134 cores. Door hardware includes: 4 - Hinge 5BB1HW 4.5 X 4.5 NRP 652 HB Ives. 1 - Each Fire Exit Hardware 99-L-BE-F-06-SNB 626 Von Duprin. 1- Each Surface Closer 4040XP REG 689 LCN Closers. 1 - Each Kick Plate 8400 10" LDW B-CS 630 HB Ives. 1 - Each Door Sweep 39A A Zero International. 1 - Each Threshold 655A-226 A Zero International. 1 - Each Gasketing Set 188FSBK PSA BK Zero International.
