Description

Remove all existing built up roof systems down to the existing sloped concrete roof deck. (Approximate total area of 23,240 S.F.); Remove all base flashings, counter flashings and metal copings; Remove Roof Ladder; Remove wall mounted antenna; Remove 11 Roof Drains; Remove parapet wall flashing reglets; Prime Deck as Required by Roofing Manufacturer; Apply system temporary roof membrane (torch down); Apply ISO Insulation and Coverboard; Apply SBS Intermediate membrane ply (torch down); Apply White Granular Cap Membrane Ply, (Torch Down ); Provide new metal copings at all parapet walls, and pilasters; Provide new formed metal gravel stop flashings at roof areas B,C, and D; Remove and Replace flashing Reglets above base flashing at rising masonry walls. Clear roof drain piping at 11 roof drain locations. Provide 11 new roof drains complete to suit existing concrete deck openings.; Prep, prime, and finish paint all ferrous metal items including ladders, railings, equipment hoods, and steel lintels at louvers, doors, and windows; Provide 2 new access doors; Prep, prime, and finish paint 2 roof access doors and frames; Provide wood blocking at all new copings and pilaster caps. Extend base flashing membrane full height of parapet walls and over the wood blocking; extend granular cap flashing membrane full height of parapet wall to the top of new wood blocking; Inspect roof top masonry walls and patch point mortar joints of masonry work and lime zone copings where required (approximately 5047 L.F. to be field verified); Inspect roof top masonry walls and repair/replace face brick where required (Approximately 105 S.F. to be field verified); Prep, prime, and finish paint all built in ladder rungs on the masonry chimney, and penthouse wall. Inspect all cables, components, and connections of the existing lightning protection system. Repair and/or replace system components as required to comply with standards set forth by NFPA (National Fire Prevention Association), and LPI, (lightning Protection Institute). Test the competed system and verify its working order by providing a UL “Letter of Findings”. Perform and provide a moisture scan of the completed roof application at the end of the project. Provide a written report of the moisture scan findings and results.
