Description

1. Remove all existing ballast, pavers, roof membranes, insulation, associated flashings, abandoned equipment and all related metal work to the original substrate, and properly dispose at an acceptable location. Stone ballast, equipment pads and roof hatch railing to be reused. Repair any damaged or defective concrete roof substrate (this will be done on a unit price basis as an extra to the contract). 2. Build or modify all existing roof top curbs (including placing new curbs under roof-top, membrane supported, units) so that the required 10-inch finished flashing height is maintained. a. All mechanical/electrical/duct disconnect and reconnect work to achieve this required detail will be performed by the Contractor and coordinated with the Owner and Tenant. Timing will be critical to minimize any inconvenience to the Tenant. 3. Replace all drains and related hardware. Work shall include installing new clamping rings and bolts, as well as perforated extensions (PRMA) and cast iron strainers. 4. Clean and prime the substrate to properly receive a new, two-ply, modified bitumen (torch-grade) membrane as manufactured by Siplast, Inc. Both plies being Paradiene 20 TG. a. Install a new layer 4 mil polyethylene (plastic) slip sheet over the membrane. b. Install one layer of 2-inch thick layer of new, 40PSI extruded polystyrene insulation (XPS) as approved by Siplast) on top of the roof membrane and plastic, and cover with a layer of filter fabric. c. Place screened aggregate ballast throughout the roof areas. Place new concrete pavers at the roof hatch location and under rooftop equipment (as a support).
