Description

1 Garage Fascia and Trim - Repairs: A.) Paint the exposed wood along the top edge of the West garage bump-out at the roof drip edge. B.) Replace the missing section of metal wrap over the West facing gable's roof-edge. C.) Replace the missing metal wrap on the South side of the overheard garage door opening. And, rework the metal wrap at the North side of the OH garage door. Add new matching metal, so that all exposed wood is securely covered. 2 Alley Numbers: Install house 4" high numbers reading "4514" on the alley side of the garage. 3 Door Replacement: Replace the existing main door with a metal clad solid exterior door. Install a thumb-turn deadbolt and locking handle. Caulk and finish paint all exposed wood trim work; jambs and brick molding, etc. (The factory finish is a primer paint, not a finish paint.) 4 Security Door: Install a new security door with a new expanded-metal-screen security door. Install a thumb-turn deadbolt and locking handle. Door is to be keyed-alike with the main door. 5 Chimney Repairs: Remove the chimney to below the roof deck, and deck-over. Install ice and water shield and matching shingles. 6 Roof Repair - Leak: Inspect the roof areas near the (removed) chimney, roof valley, flat roof, and dormer roof intersections for flashing/shingle/membrane problems and correct the leaking problem at this area. 7 Unit - Electrical Conduit: Replace the broken section of flexible conduit, with a matching section of conduit 8 Door Deadbolts: Replace all double-keyed (key operation at interior/exterior) with standard thumb-turn deadbolts. Two locations. 9 Vinyl Replacement Windows - Lead Abatement: Replace the existing wood sash windows with matching low-E vinyl replacement windows. Install color matched sealant at all window edges, and install caulking along the interior edges of the windows. (Window count: 20 window units. This does NOT include the bathroom window - see notes elsewhere.) 10 Piano Windows (Wood Sash) - Lead Abatement: Permanently affix the windows shut with discreet screw fasteners, and apply clear sealant at the interior windows edges to encapsulate any potential lead paint. 11 New Exterior Light Fixture: Replace the front porch light fixture with a flush-mounted exterior fixture, as approved by the owner. 12 Porch Stair and Deck Painting: Scrape off all loose porch paint, apply an exterior (gray) primer paint, and finish paint the wood front porch deck and stairs. The paint is to be "porch paint" exterior enamel, in finish "flat". Color per owner. 13 Brick Masonry Repair: Re-install the loose bricks at the Southeast corner foundation wall. Point the joists to match existing, and use Type 'N' soft mortar with a high lime content. 14 Hose Bib: Replace the existing hose bib with a frost free, anti-siphon hose bib 15 Downspout Repairs: A.) At the Southwest corner of the house, install an adapter and sealed connector between the existing downspout and the storm inlet. B.) Replace the bent downspout extension at the Northwest corner of the house as follows; Install a new extension that project further into the front yard so water does not enter the foundation. Provide a splash block at the discharge. Verify that all joints are sealed. 16 Lead (Pb) Clearance: The contractor is to contact and coordinate with the Milwaukee Health Department for lead work monitoring, and to obtain lead testing clearances. The contractor is to conduct all necessary cleaning at the property in order to obtain passing lead swipe tests. Pb-N 17 Plaster and Paint Repairs: Remove loose plaster and paint at all areas which possibly contribute to lead (Pb) contamination. All patches are to match the existing finish of the adjacent surfaces. Apply primer paint to the patched area, and finish paint the entire surface (wall/ceiling) of the area being patched. Noted Areas; Living room ceiling, dining room ceiling/walls, kitchen ceiling and walls, Northeast bedroom ceiling and wall hole, stairway walls/ceiling to the basement. CV, Pb-N 18 Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. All alarms shall be sealed battery, 10 year lithium ion units. C V 19 Self-Help Items for Owner: The owner is to remove all gasoline containers, and equipment with gasoline in their tanks from the interior of the property. The owner shall clear a 30" wide by 36" deep space in front of the electrical panel, and keep this area permanently open and accessible. C V SELF-HELP 20 Stair Handrails: Install new finished (painted) handrails at ALL flights of interior stairs. CV, Pb-N BASEMENT 21 Stair Repair: Repair/replace the bottom 4 or 5 treads/risers/stringers as necessary for a code compliant stair. (The bottom steps are very loose.) Prep and paint the replacement stairs with "porch/floor" paint. C V 22 Bath Tub Drain (for first floor bathtub): Remove the drum trap and install a proper ptrap. Replace all adjacent piping as necessary. C V 23 Dryer Vent: Replace the flexible dryer vent with a solid walled galvanized metal vent pipe. C V 24 Basement - GFCI Protection for Receptacles: Per code, all electrical receptacles in the basement must be GFCI protected, or on a GFCI protected circuit. Replace all outlets as necessary with GFCI receptacles, to ensure code compliance. Check ALL outlets for proper grounding, and correct as necessary. (Approximate number of receptacles: 10. FIELD VERIFY.) (PERMIT), C V 25 Abandoned Electrical Conduit: Remove the abandoned section of conduit and wiring, located in the laundry area in an overhead joist space. Properly terminate the wiring. (PERMIT), C V 26 Cloth-Wired Light Fixtures: Replace the existing cloth wired light fixtures with lampholder light fixtures. (3 locations noted.) (PERMIT), C V 27 Electrical Cover Plates: Install outlet, switch, and junction box cover plates at all locations where missing. C V 28 Water Heater: Replace the existing water heater with a high efficiency (power vent) 40 gallon water heater. Install a dedicated GFCI outlet for the water heater. (PERMIT), C V 29 Water Heater - Electrical Outlet: Install a new GFCI electrical receptacle with a dedicated circuit, for the new water heater. (PERMIT), C V 30 Water Supply Piping: Replace all leaky and compromised galvanized water piping, fittings and valves on the hot and cold water sides of the water heater. (A few fittings are leaking.) If the new piping is copper, install a dielectric union between the new piping and existing galvanized piping. (PERMIT), C V 32 Foundation Tuckpointing: At the interior of foundation walls, tuckpoint the cracks in the moratr joints C V 33 Gypsum Wall Finish: At the open-side of the wall with exposed NM wires (for outlets) located near the chimney, install mold-mildew resistant drywall. Mud/tape and apply a primer paint. (NM wiring is not allowed to be exposed to possible damage, per code.) C V FIRST FLOOR 34 Living Room - Light Fixture: Replace the existing ceiling junction box with a ceiling-fan rated junction box and install an owner-approved ceiling fan. PERMIT, C V 35 Kitchen - Light Fixture: Replace the existing light fixture with an owner approved fixture. Correct any wiring associated with this fixture, and the associated light switch. PERMIT, C V 36 Kitchen - Flooring: Replace the existing kitchen flooring with an owner approved sheet vinyl floor. Replace the existing sub-flooring (OSB) with 1/4" sub-floor material. Install pre-finished shoe molding and transition thresholds at all floor transitions. C V 37 Rear Stairwell Landing - Flooring: Replace the existing rear-entry flooring with an owner approved sheet vinyl floor. Install pre-finished shoe molding and transition thresholds at all floor transitions. C V 38 GFCI Receptacles: Replace the existing electrical receptacles in "wet" areas with GFCI protected outlets; any outlet within 6' of the kitchen sink, one in the bathroom. Correct any wiring/grounding issues as necessary. PERMIT, C V 39 NE Bedroom - Light Switch: Replace the light switch and correct any wiring issues (grounding) an install a cover plate. PERMIT, C V 40 Bathroom Repair #1: Replace the existing exterior window with a glass block window with venting opening. Install vinyl interior (waterproof) extensions and/or trim to created a sealed connection to the shower surround. Apply color-matched silicone caulking at all seams for a water-tight assembly. Trim out the exterior with colormatched, pre-finished sheet metal and exterior caulking. CV, Pb-A 41 Bathroom Repair #2: Replace the existing (worn-out) bathtub with a combo tub/shower unit, with an integral shower door. A.) Remove all shower surround wall finishes. B.) Apply mold-inhibiting primer paint over all water-damaged studs and wood sheathing, etc. C.) Install batt insulation and vapor barrier at the exterior wall. D.) Install a new shower valve, shower riser, and spray head. E.) Install furring as necessary so that there is a smooth finished transition to the surrounding wall surfaces, and install a water resistant drywall. Custom cut the sourround for the window opening, and install water-proof trim as necessary. Apply color matched caulking and/or trim at all surround perimeters. CV, Pb-N 42 Bathroom Repair #3: Correct all peeling paint issues in the bathroom: Remove all loose paint. Prep, patch, and paint the entire bathroom. All color/s per owner. CV, Pb-N SECOND FLOOR 43 Wall Repairs #1 - Insulation: A.) Install new R-19 batt insulation at ALL knee walls, surrounding the occupied spaces. If existing insulation at these locations is secure and complete, it can remain in place. B.) Install R-19 batt insulation at all open/exposed roof joist spaces in the second floor living spaces. For roof/ceiling areas with only a 2x6 roof joist space - install R-13 insulation, insure a 2" minimum roof-deck/insulation gap with vent baffles. Note: These repairs are intended to correct exposed and accessible insulation deficiency issues, and does not require removal of existing drywall, unless it is damaged and is being replaced as noted elsewhere. CV, Pb-N 44 Wall Repairs #2 - Drywall: Remove and replace all existing missing, damaged, and moldy drywall surfaces. Install vapor barrier and new 1/2" drywall finishes at all walls and ceilings to complete the second floor living space envelope. Join new/existing drywall surfaces with mud/tape for a uniform finish. Paint all walls/ceilings being affected by this work. Install matching and finished trim work. CV, Pb-N 45 Floor Repairs: Remove existing floor finishes, and install new carpeting and padding in the second floor living spaces. Carpet selection per owner. C V 46 Light Fixture: Replace the existing light fixture at the East end of the Easternmost room. Patch the ceiling around any repairs, as necessary. PERMIT, C V BASE BID SUMMARY (Note: Contractors are to provide line item estimates with their bid.) ALTERNATE WORK ITEMS 47 Concrete Sidewalk Repair: Replace the cracked/sloped walkway at the following locations: The approximate area of concrete replacement is 130 square feet. (field verify).
