Description | The City of Inglewood, California is considering the construction of a 500-space multi-story public parking garage located at 139 S. Market Street (the Property) in the heart of downtown Inglewood. A fiscal analysis performed on the Property shows that the best economic performance for its overall development would include the construction and operation of a hotel use in conjunction with the parking structure developed within the air space rights above the public parking garage. The Property and the proposed development is bound by Queen Street to the north, La Brea Avenue to the west, and Manchester Avenue to the south. This Property is less than one (1) mile from the Inglewood sports and entertainment district that contains So-Fi Stadium, the Forum and Intuit Dome. Project Type RFP (Request for Proposal) Response Types Response File Type of Award Lump Sum The City is looking for a public-private partnership opportunity that would entail the construction and operation of a hotel within the air space rights above the parking garage structure. The City will be evaluating the development and operation of the hotel use to offset the cost of constructing the parking garage. As part of this evaluation, the City is seeking an experienced development team that can deliver on designing, building, financing, marketing and managing this project. The City has a six (6) month option to purchase the Property. The Property is comprised of approximately 0.81-acre (35,270 square-foot) and is currently occupied by a swap meet use. Should the City partner with a hotel operator for the development the air space rights, the City will move forward with hiring an architect to design the 500-space parking garage. The garage will be 100% designed, constructed, and financed by the City but the City is open to other finance and development options.
