Description

The Contractor shall furnish all labor, materials, equipment, and services required to fulfill the terms and conditions of this proposal. Proposals may not be withdrawn for sixty (60) days after the time and date set for closing, except as allowed by OCGA. Henry County reserves the right to reject any and all proposals and to waive any technicalities. Questions Deadline: 2/16/23 at 3:00 PM . These requests will be answered in an addendum and must be emailed to: purchasing@co.henry.ga.us Henry County is seeking proposals from experienced Design/Build teams to renovate a County owned facility located at 717 Oak Grove Road, McDonough, GA 30253. The following outlines the anticipated elements of the general scope of work for this project. CONSTRUCTION WORK: o Seal off two (2) large front windows with 3/4 " plywood; tint windows. o Add tint to all other windows and storefront door(s). o Build out 8'x 14' Breakroom with 3-0 solid wood door, solid wood upper and lower cabinets with solid surface countertops and deep double stainless-steel sink. o Add two (2) 3-0 metal doors to side walls of main entrance room. o Remove 4-0 door and seal off (in new breakroom). o Build out 5'x 12' Electrical/Data room with 3-0 solid wood door/metal frame. o Remove 4-0 door and replace with 3-0 metal door/frame. o Add 1/4 " drywall to the surface of the two plywood walls in the room outside the new Electrical/Data room. o Build out metal stud with 5/8" drywall wall to create a six-foot wide hallway east to west the entire length of the warehouse room. o Add two (2) 3-0 metal doors/frames in the new walls to line up with the two existing doors from the office area. o Install a 2'x 2' lay-in ceiling grid with acoustical tiles approximately 7-1/2'to 8' in height. o Install LVP flooring in all areas excluding the warehouse floor. o Remove all exterior 3-0 metal doors with windows and replace with 3-0 metal doors with no windows. o Replace all damaged, stained or discolored acoustical ceiling tiles. o Repair all damaged wall areas. o Apply two coats of commercial grade paint to all walls. Colors to be determined. o Replace water heater with a new 50-gallon 230-volt electric water heater. HVAC: o Replace/Upgrade the existing HVAC system with International Comfort Products (ICP) Heat Pump system and relocate air handlers located in warehouse ceiling to warehouse floor level (beyond the new hallway). o 4-Ton Heat Pump Model Numbers (or approved equal ICP product): N4H448GHP N4H448GHP COND HP 14S 4.0T FJMA4X48L0CB AH 4T 21"W 230/1 MULTI POS EHC10CKN HTR KIT 10KW 230/1, 1.5T o 6-Ton Heat Pump Model Numbers (or approved equal ICP product): CHS072HAA0A00A CHS072HAA0A00A COND HP 6T SC FHS072MAAA0A0A FHS072MAAA0A0A FC-HP 6T NO PNT CAELHEAT007A00 HTR KIT 15KW 230/3 o Add supply/return duct and diffusers as needed in the new lay in ceiling hallway area. o Replace all supply and return vent diffusers. o Replace all filters and other components (belts, etc.) as needed. ELECTRICAL: o Replace all existing wall packs with equivalent LED fixtures. o Repair/Replace all existing lighting/emergency lighting. Upgrade to LED. o Clean and/or replace all broken or discolored lenses. o Install above counter 120-volt outlets for microwave and two general purpose outlets in the new break room. Install one 120-volt outlet for a refrigerator. o Install four (4) 120-volt outlets for monitors approximately 80" off the floor in the room outside the newly constructed Electrical/Data room. o Install four (4) Data boxes with pull strings next to the 120-volt outlets mentioned above. o Replace warehouse HID light fixtures with equivalent LED high bays. o Replace any device covers that are damaged or missing. PLUMBING: o Verify proper operation of all fixtures. Repair/replace as necessary. o Install deep double stainless steel sink and associated plumbing in new break room. SALTO: o Install SALTO online access reader on front entry double doors. Include required power/data connection. o Install SALTO battery operated escutcheon reader/levers on all other exterior doors. MISCELLANEOUS: o Add fire extinguishers as needed. Verify in-date tag status. o Provide ADA compliant signage for all rooms (restroom signs 6"x8", all other rooms 6"x6" min.). o Contractor is responsible for the proper disposal of all debris generated as a result of this renovation. o All design and construction shall conform to the current State and local building codes. o Contractor is responsible for submitting final drawings for approval and Contractor must obtain required building permit(s); Henry County permit fees will be waived. Final drawings must be approved/stamped by a registered engineer/architect. o Contractor is required to provide (2) flash drives with a complete set of As-Built drawings and Close-Out Documents. o Include $25,000.00 cash allowance. Any unused funds shall be refunded back to the Owner. o Contractor shall start work immediately following receipt of Notice to Proceed; Contractor has one hundred eighty (180) calendar days to complete the project (design, permitting & construction), not including any substantiated/approved delays. After Contract Award, this completion date, in conjunction with the Notice to Proceed date, will be used to determine any Liquidated Damages. o 10% Retainage shall be held until Certificate of Occupancy is obtained and Owner has accepted project. o Henry County reserves the right to negotiate with the highest rated contractor to meet budget constraints.
