Description | Scope of work will consist of renovations and modernization of existing project and includes, but is not limited to, the following items: o Provide all labor, materials and equipment required to renovate existing residence. o Provide all labor, materials and equipment required to provide all work related to concrete patio. o Building has had partial demolition by owner prior to this contract, Bidders are responsible for visiting the site to determine the full extent of the demolition which includes removal of wall and ceiling materials, insulation, fixtures, wiring and similar items. o Building has had limited new work completed by Owner prior to this contract, Bidders are responsible for visiting the site to determine the full extent of the new work which includes setting of new electrical panel and running of some wiring. o Remove existing roofing and felt underlayment and provide replacement wood as needed, new underlayment and new shingles and all related work. o Remove one existing chimney as noted, patch roof and framing. o Remove walls, doors, windows and fixtures as noted on the plans. o Remove prior addition that enclosed the front porch and related work. o Remove floor sheathing as noted on plans and where rotten and provide new. o Tuck point brick work as noted on plans and where cracks or voids exist, patch brickwork where brick missing. o Provide new sidewalk and concrete patio as shown on plans and all related work. o Provide new R38 ceiling insulation and baffles, new R15 wall insulation and new R19 floor insulation. o Provide new drywall thru out house to include walls and ceilings. o Provide new attic access disappearing stairs. o Modify existing chimney scheduled to remain. o Remove existing sheet vinyl in kitchen and provide new flooring as specified. o Refinish existing hardwood floors, fill in area where old supply is removed. o Provide new interior doors and frames with new hardware. o Provide new vinyl windows. o Provide new side entry door and frame. Additional site visits may take place: Thursday, July 6, 2023 from 10:00 AM 3:00 PM Tuesday, July 11, 2023 from 10:00 AM 3:00 PM Questions that arise from the Site Visits are to be directed to the Architect at bids@stognerarchitecture.com. a certified check drawn on some bank or trust companyb insured by the Federal Deposit Insurance Corporation, of an amount equal to not less than five percent (5%) of the proposal or in lieu thereof a bidder may offer a bid bond of five percent (5%) A Performance Bond and a Payment Bond will be required for one hundred percent (100%) Liquidated Damages, If the Contractor fails to complete the work within the time specified the contractor shall pay the PHA as liquidated damages the sum of SIX HUNDRED DOLLARS ($600.00) for each day of delay. From the date of the Notice to Proceed to Completion of the work shall be ONE HUNDRED FIFTY (150) days. The Owner reserves the right to reject any or all bids and to waive informalities. Performance and Payment Bond not required if Bid is less than $250,000.00. |
