Description

Please note that the maximum file size that will be accepted by email is 25MB. Please plan accordingly to ensure that your bid is not rejected due to the file size. Please be advised that it is the bidder s sole responsibility to ensure delivery of their bid and waiting until the bid opening to address or confirm your bid submission delivery will result in your bid being rejected. The intent of this Design/Build Request for Proposals (RFP) is for Monroe County to hire a General Contractor to provide a site-built or prefabricated modular building at 30160 South Street, Big Pine Key, Florida for the Monroe County Land Authority. The approximately 1,200 square foot office building will have five (5) staff offices, one meeting area, one break area, and two (2) restrooms. The existing structure will be demolished by the County including capping connection points to existing electric, water, and sewer. No demolition is required by the Contractor. The contractor will be responsible for coordination of utilities required for the building and completion of the offices. It is believed that the septic tank has been abandoned but unknown whether the grinder pump required for connection to central sewer has been installed. It is the responsibility of the contractor to confirm current utility conditions and ensure all utility connections meet applicable standards and requirements. The office shall be elevated one foot above the base flood elevation (BFE) commonly referred to as BFE+1 (NAVD). The permitting department may require elevations in NGVD at the time of permitting. It is the contractor's responsibility to understand the datum differences and build to the higher requirement. This office structure will not be installed in the same location as the existing structure being demolished. Final placement on the parcel will be coordinated with Monroe County Project Management. The office shall include a ramp and stairs, appropriate drainage, stormwater, landscaping, all necessary utilities, and asphalt parking in conformance with but not limited to Monroe County Land Development regulations, building, and fire safety codes. The contractor will coordinate with Monroe County Information Technology through Project Management for the installation of data services and the placement of technology in a locked closet. All offices and meeting spaces shall be hard wired with two CAT 6 home runs. The Office Unit shall be fully ADA Compliant, approximately 40' x 30' (1200 sq. ft.) or as large as needed to achieve the intent, include impact windows, industrial office carpet in the offices, ceramic tile in the bathrooms and break area, a metal roof with a minimum 20-year warranty, forced air HVAC with an air handler in an air-conditioned space, and horizontal Hardie-board style concrete siding and trim. ADA-compliant access to the office space from the parking lot will need to be constructed. The ramp will need to be no less than four feet wide between hand or guard rails. Switchback landings shall be no less than five feet deep. The modular or site-built office shall have a hallway, leading to five individual offices. One of the individual offices will need to have an additional access door to the exterior, in addition to the main entry to the building. Building locks shall accept Best Cores, Core Max. There shall be one Men's and one Women's restroom. The facility will also include a small space for a kitchen/break area, including a sink with hot and cold water and garbage disposal, plus electrical connections for a refrigerator/freezer and microwave, and cabinets. The kitchen/break area is required to have enough space for a small table and four chairs.
