Description

As of December 8, 2021, a designer has been selected. No firm timeline has been established for the construction. *The previous solicitation is listed below for reference In accordance with RCW 39.80, the Bellevue School District is seeking architectural services for the design of a new Transition Services Facility. The Bellevue Transition Program strives to prepare young adults (18 to 21) with disabilities, who have not yet graduated from high school, to lead a fulfilling future with positive post-secondary outcomes. The program is based on the individual students needs, while taking into account their strengths, preferences and interests. While attending the Transition Program, students and families are connected with appropriate adult services and agencies to help bridge the gap between school and adulthood. The District has purchased two adjacent properties and the facility will be limited in size by lot coverage and building height restrictions by going through the Administrative Conditional Use process. The building will be two stories with a mechanical penthouse, consisting of approximately 20,000 sf to maximize the allowable building area within the site setbacks. This should allow 12 classroom spaces, offices and support spaces and an apartment for life skills coaching. The program will require up to 30 parking spaces, including ADA to ensure the maximum allowable building size. The location of this Facility is on two adjacent lots combined for a total area of 35,719 sf with approximate overall dimensions of 184'-10" east to west and 194' - 0 north to south. The west side edge borders on 152nd Ave NE and will be considered the front yard. There is approximately 8 feet of grade change descending from the SE corner to the NW corner which will matter for the building height calculation based on average existing grade. The maximum lot coverage by structures is 35% or 12,501 sf, the maximum impervious surface area is 60% or 21,431 sf and the maximum hard surface area is 85% or 30,361 sf. Firms interested in being considered should submit one copy of a resume of the firm's capabilities. Particular consideration will be given to firms with past projects involving energy and resource efficiency, proven alternative building products and systems as well as integrated technology systems. Recent work within the City of Bellevue and experience with the City of Bellevue Design Review and Permitting is required. Selection criteria will include, but not be limited to, quality and breadth of staff, design of similar projects, production capability of the firm, supervision and quality control, relationship with clients, cost estimating and budget control. This notice is the extent of the RFQ and the District is looking for firms qualifications and past experience. Please include a listing of suggested sub-consultants for this project.
