Description | As of March 20, 2023 this project is out to bid for a general contractor. This project is the site development and building construction for a new 66,234 sf West Coast Self Storage. Refer to SPECIFICATIONS A9.01 through A9.04. Trades required include: Survey: Provide construction staking. Erosion Control: Refer to erosion control plan. Demolition: Selective demolition with Onsite and Offsite. Earthwork: Refer to CIVIL grading plan and Soil Report. Site Utilities: Refer to CIVIL Utilities Plan. Paving: Refer to CIVIL Site Plan. Line and Bumpers: Refer CIVIL Site Plan. Landscaping: Refer to Landscaping Plan. Site Furnishings: Refer to Plan. Fence & Gates: Refer to plan. Concrete: Provide separate pricing for each Building and Site. Concrete Sealer: Refer to finish schedule A5.11. Masonry: Refer to Plan. Structural Steel: Refer to plan. Including all canopies. Cold Formed Steel Framing: Refer to plan and A8.01. Carpentry: Refer to plan for James Hardie Siding and all backing. Finish Carpentry / Millwork: Refer to A5.11, A8.21 & A8.22. Water proofing: Sheet Membrane at elevator pits. Insulation: Refer to plan. Metal Building Systems: For interior and exterior framing. Roofing: Refer to roof plan. Roof Accessories: Refer to plan. Sheet Metals: Refer to plan. Fireproofing / Firestopping: Per firestopping plan. Caulk and Sealant: Per plan D.F.H: Refer to Door Schedule for HMD only. Acoustical Ceiling: Refer to plan A5.01 and A5.11. Floor Covering: Refer to Room Finish Schedule A5.11. Painting: Include all exterior siding. FRP: Refer to finish plan at restrooms. Specialties: Refer to plan. Elevators: Refer to plan. Fire Protection: Design build with permit fee to meet local code requirement. Plumbing: Refer to plumbing plan. Although a firm timeline for construction has not been determined, construction is not expected to commence prior to May 2023. HVAC: Refer to plan.
