Description | Consultants are advised that the capacity to initiate and coordinate all CMAR services in a timely and efficient manner is a significant factor. Respondents who cannot meet this objective will be automatically eliminated from further consideration. This project shall include, but is not limited to: 1) Preconstruction Services: a. The CMAR will work with the City and Architect firm and regularly attend meetings to establish a project approach and consult with the Project Team on building materials, systems and equipment. b. Provide input to help prepare and make updates to the project schedule along with identify and communicate critical path and long lead items. c. Provide a thorough constructability review and provide comments during design phase. d. Provide construction estimates for each phase of design with written quotes from qualified subcontractors under competitive conditions which will be open record to the City and Architect. e. Pricing services. f. Establish a GMP and construction schedule based on complete Construction Documents. Include 5% Owner Contingency in GMP for sole use of the Owner. Any savings to be returned to the City. g. Publicly advertise and receive proposals from qualified subcontractors. The City and Architect will review the advertisement and receipt of bids and final approval of subcontractors will be determined collectively with the Project Team. 2) Construction Services: a. The CMAR will manage and supervise the construction of the work and provide a complete project per the Contract Documents prepared by the Architect. b. Attend regular meetings with the Project Team. c. Provide regular construction schedule updates with monthly payment applications. d. Prepare detailed Cost Log to be updated for each OAC meeting indicating contingency balance, additional items requested with cost estimates for each item and any cost savings. e. Maintain and submit Daily Reports to the City and Architect including weather, work activities, number of workers, list of subcontractors working, critical path activities impacted and identify any safety concerns/issues. f. Provide all close-out work (as-built documents, certifications, etc.) |
