General, MEP and Nurse Call $1,972,000 Alternate G1- (4) doors Giffin and (2) doors Vets Hall $9,000 Alternate G2- Moveable Wall Partition $24,000 Alternate G3- Handrails and Guardrails at former carpeted walls $35,100 Alternate G4- Sherman 1st Floor Tub Room $150,000 Alternate G5- Sherman 2nd Floor Tub Room $150,000 Alternate G6- Giffin C Tub Room $150,000 Alternate G7- (2) Elevator cabs – floors/ceiling/lights/walls $45,000 1.0 Tub Rooms – (6) Secrest, (4) Giffin and (2) Sherman 1.1 Demo walls, ceilings and flooring entirely in (12) tub rooms down to furring. Provide new substrate, interior finishes on walls/floors/ ceilings, toilet accessories, millwork, painting, privacy/shower curtains & tracks, lighting & plumbing fixtures, mechanical devices, speakers, tubs and nurse call per drawings and specifications. a. Existing furring and masonry walls to remain. b. Existing concrete floor slabs to remain. c. Haul all debris from demolition offsite and dispose of. d. Temporarily support existing speakers, lighting control devices, nurse call systems, smoke detectors, cameras, wireless access networking devices, diffusers and other ceiling mounted devices in all tub rooms and spaces while new ceiling is being installed. After new ceiling is installed, re-install existing devices in new ceiling at the same location or new refer to drawings for new light fixture locations. Reuse existing wiring to all devices. e. Refer to electrical drawings for lights and receptacles to be on emergency circuits. 1.2 Interior doors – (4) Giffin and (2) Sherman a. Remove and replace existing doors and hardware in Sherman and Giffin Tub Rooms with new high impact doors. Reinstall existing hardware as noted on drawings and specifications. b. This work is listed as an Add Alternate. 2.0 Operable Partition 1.1 Demo existing manually operable partition in Vets Hall Dining Room. Provide new operable partition system and new trollies per drawings and specifications. a. Existing track to remain – clean and lubricate. b. Replace all trollies with new. c. Haul old partitions offsite and dispose of. 3.0 Carpeted Walls in Giffin, Vets Hall and Administrative Building 1.1 Demo existing carpet from walls and substrate down to furring. a. Owner to remove art work, photos, chart holders from walls prior to start of work. b. Contractor to remove signage, directories, TV’s, fire extinguisher cabinets, drinking fountains, etc. and salvage for reinstallation after new wall finish is installed. c. Contractor to adjust depth of magnetic hold opens, outlets, switches and other devices to proper depth after new wall finish is installed. 1.2 Provide new wall finishes per drawings and specifications. a. Provide new gypsum board substrate and new wall finishes. b. Provide corner guards. 1.3 Interior hand and guard rails in Vets Hall and Giffin Buildings: a. Remove existing guardrails. b. Provide hand and guard rails as noted on the drawings and specifications. c. This work is listed as an Add Alternate. 4.0 Fire Protection 1.1 Sprinklers a. Remove and replace sprinkler heads in areas of scope of work. Provide new crossover pipe as required to fit sprinkler head into new ceiling tiles. Provide all necessary drain down and refill of fire system and maintain fire watch as needed to maintain an occupied building. 5.0 Plumbing 1.1 Plumbing a. Remove and replace existing water closets, lavatories, showers, bathtubs and hose bibbs as described on plans. Includes all valves, piping and fittings and insulation required for replacement. 6.0 HVAC 1.1 HVAC a Remove and replace radiant heaters, diffusers and flex ducts. Provide all pre and post installation balance and testing reports for diffusers. Include all controls for heaters. 7.0 Electrical 1.1 Electrical a. Replace all existing lighting and controls in tub rooms and replace with new LED lighting and controls as indicated. b. Provide new receptacles, and power for new radiant heaters in tub rooms. c. Temporarily support existing nurse call systems, patient trackers, and other ceiling mounted devices in all rooms and spaces while new ceiling is being installed. After new ceiling is installed, re-install existing devices in new ceiling at the same location. Reuse existing wiring to all devices. c. Replace the existing nurse call system with new in Sherman.
