Description

Purpose: Modernize the fire alarm system so all components are integrated. The older components are at end of service life. Increased sensor failures and a need for zone programming modules is needed to ensure a reliable system and to meet modern fire code. Background: Department of State Lands is seeking one qualified vendor to upgrade the existing fire panel system, it is a hybrid system comprised of the original 30 yr. old sensors and some that are more recent within 7-years for the control panel components. This project would modernize the outdated components and provide addressable zones for the building system. Current zone sensor components are obsolete and no longer available. Reoccurring sensor failures are becoming more common, and parts are either delayed or unavailable. Scope of Services: Install new zone sensors, strobes, communication cards in the control panel, new annunciator for fire department, radio telemetry for fire system monitoring, integration into DAS notification system. This project will be a deliverable based on fixed prices for all the work. Provide and install panel components, annunciator, LED strobes, LED horn/strobes, pull stations, smoke detectors, duct detectors, monitor modules, relays, radio dialer. Elevator lobbies and restrooms will need attic crawl and cut in junction boxes for new notification devices, fire alarm cable installed and radio dialer for Central Station fire alarm monitoring. Vendor will be responsible for electrical work, cut and patch work or any other trade services to accommodate the installation of new components. Vendor will be required to work with Department of Administrative Services (DAS) EAM electrical shop. Electricians twill need to meet alarm system monitoring , maintenance requirements, for their ongoing administration of the system.. Monitoring services to be negotiated under separate agreement or provided by others. BOLI PREVAILING WAGE RATE REQUIREMENTS The Contractor and all subcontractors shall comply with the provisions of ORS 279C.800 through 279C.870, relative to Prevailing Wage Rates, as outlined in Sections C.1, C.2 and G.2.3 of the General Conditions. Before starting Work the Contractor shall file with the Construction Contractors Board, and maintain in full force and effect, the separate public works bond required by ORS 279C.836 and OAR 839-025-0015, unless otherwise exempt under those provisions. The Contractor shall also include in every subcontract a provision requiring the Subcontractor to have a public works bond filed with the Construction Contractors Board before starting Work, unless otherwise exempt, and shall verify that the Subcontractor has filed a public works bond before permitting the Subcontractor to start Work.
