Description | The U.S. General Services Administration, Public Buildings Service, is issuing a sources sought in order to conduct market research and identify parties with the necessary security clearance, expertise and resources who have an interest in providing a complete facilities management program inclusive of Facilities Engineering Operations, Maintenance, Custodial and Vertical Transportation Services. The requirements contemplated encompass approximately 244,711 rentable square feet at one facility. Services will include, but are not limited to the following categories: Electrical systems and equipment Mechanical, plumbing, heating, ventilation, and air conditioning (HVAC) systems and equipment Fire protection and life safety systems and equipment All controls and control systems Architectural and structural systems, fixtures, and equipment within the site (to the property line) Service request desk operations, to include record keeping using a government furnished national computerized maintenance management system (NCMMS) as well as other administrative functions Vertical transportation equipment and systems Static and/or dynamic bollard systems, including motorized barriers and gates Uninterrupted Power Supply (UPS) System maintenance and replacement batteries Electric Vehicle Charging Stations Water treatment services and reporting Building Automation Systems (BAS), controls and associated systems Roof inspections, maintenance and repairs Property management functionalities Engineering support services Inspections and equipment assessments Long term asset and capital planning Administrative support services Data and information management Environmental management Custodial Services Waste and recycling services Integrated Pest Management (IPM) Grounds Maintenance/landscaping Parking lot and roads maintenance Snow and ice removal Interested parties should have experience in contracts for: 1. The management of a coordinated workforce in one facility exceeding 200,000 square feet and ideally involving contracts with the Federal Government); 2. The management of specialized subcontractor services as it relates to the maintenance and operation of complex facility systems and equipment, familiarity with applicable industry and building codes and standards; 3. The performance of similar services as stated above for greater than 1 year within the 5 years previous to this posting; 4. A current and active Facilities Security Clearance (FCL) level of "Top Secret," include your company's name, address and cage code; and 5. At least two references for projects of similar service, complexity and security. (Please provide references' phone number and email address.) The applicable North American Industry Classification System (NAICS) code to be assigned to this procurement is 561210 with an associated small business size standard of $41.5 million.
