Description

1. Rip / remove the entire existing roofing off of Bay #2 down to the existing substrate, including any and all blocking, flashings, etc. Also remove the two (2) existing Roof drains as noted, including the related drain leaders 2. Include the removal / reinstallation of the existing wood siding as required for the installation of roof flashings as shown in Detail D 3. Furnish and install all new Roofing Work as outlined a. EPDM Roofing System (to be predicated on Firestone - similar to the new roof that is currently being installed on Bay #3) b. Cover Board as recommended by the EPDM manufacturer c. Insulation (4.5" base layer + tapered insulation as noted) d. Wood blocking as required for the installation of the new Roofing system (as recommended by the EPDM manufacturer) e. Two (2) new Roof drains with sumps (all appurtenances for a complete installation), including new drain leaders. Modify the drain opening in the deck if so required to accept the new drains. f. Copper flashing as shown / required. g. Flashings of any and all mechanical / electrical penetrations thru this roof (including the new RTU-1 Unit), all in strict accordance with the recommendations / details of the EPDM manufacturer). h. Assist the Mechanical Contractor with the installation of the new Roof curb for the RTU unit to ensure it can be properly flashed (note that the opening thru the existing roof deck for the new RTU Unit, and associated framing below, will be performed by others). Note that in the Symbol Legend, the RTU is not existing (will be a new unit to be installed) i. Walkway pads around the entire new RTU as well as from the edge of the roof n the west side to the RTU j. Provide a 20-year Manufacturer's Warranty for the entire roofing system 4. Include all rubbish / trash removal of debris from the project site (and properly/ legally disposed off-site) generated not only from the removal of the existing roofing system but also from the installation of the new roofing system. 5. install fall protection around the entire perimeter of the roof as required by OSHA 6. Submit specific details from the EPDM manufacturer (Firestone) to address all pertinent details at each location indicated on the Sketch as well as from your field inspection, associated with this project (flashings, wood blocking, insulation, etc.) 7. With your Submittals, include a draft of the Manufacturer's Labor & Material Warranty for the entire roof system that will be installed 8.At the completion of the Roofing Work, an authorized representative from the Roofing manufacturer shall be required to visit and carefully insect the roofing work (together with representatives from the Architects office and the Town of Woodbridge) to ensure everything was installed in strict accordance with the manufacturers recommendations so as not to impact the issuance of the Roofing Warranty. This representative shall then issue a detailed Field Report to confirm and depict their findings.
