1 Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. All alarms shall be sealed battery, 10 year lithium ion units. 2 Basement Light Switches: At the bottom of the basement stairs, correct the loose switches. Replace the Northern-most switch with a heavy duty replacement switch 3 Electrical Panel - Clear area: Create a clear area in front of the electrical panel, for emergency access. The area shall be 30" wide and 36" deep 4 Kitchen Sink Repairs: A.) Install an owner-supplied sink disposal unit, with appropriate drain pieces. B.) Clean out the partially clogged dishwasher drain pipe, and connect it to the new disposal. 5 Kitchen Ceiling Light: Check out the wiring and switch for the overhead kitchen light. Correct any issues. 6 Bathtub Replacement: A.) Remove and replace the (worn/chipped) bathtub with an owner approved bathtub. B.) Remove and replace the drywall and wall tiles, with water-resistant drywall and new wall tile. Coat the drywall with Redgard waterproofing. The owner is to pre-approve the tile color/finish selections. Caulk all seams and joints with color-matched silicone sealant. Replace the drain and trap assembly with a new chrome finished assembly. C.) Replace the shower valve, bathtub filler, and shower head with owner-approved fixtures. 7 Shower Light/Exhaust fan: Replace the existing combination light/exhaust fan unit with an owner supplied unit 8 Drywall Repair: Scrape off loose paint over the bathtub (especially around the light fixture), and patch the ceiling to a uniform finish. Apply primer paint, and repaint the entire bathroom ceiling.
