Description

Provide "Operations & Mechanical Maintenance Services" at the Dayton FB and US Courthouse, Federal Parking Lot and NARA building(s),. The awardee will be tasked with providing performance based Operations & Mechanical Maintenance services to ensure the safety of the building mechanical operations and to maintain the building assets. The general nature and intent of the work to be performed will include but is not limited to labor, materials, equipment, management, and supplies for the efficient, effective, economical, and satisfactory operation, scheduled and unscheduled maintenance, and repair of the following equipment and systems: Electrical systems and equipment; Mechanical, plumbing, Building Automation System (BAS); All Building Monitor and Controls system are within the scope of this contract. These BMC systems may include Building Automation Systems (BAS), Digital Lighting Systems and Public Address Systems, Energy Management Systems or other building controls systems; Fire protection and life safety systems and equipment; Architectural and structural systems, fixtures, and equipment within the site (to the property line); Service request desk operations to include record keeping using a computerized maintenance management system (CMMS) if available or by other means as well as other administrative functions; Maintenance of landscape irrigation systems; Mechanical equipment for window washing have been deemed un-testable and are out of service. Testing shall be excluded from the requirement but the flashing and roof penetrations shall be included (davits, pedestals and associated equipment); Locks, keycard systems, vehicle barrier systems and static and dynamic bollard systems; Dock levelers and roll-up and sliding garage doors; The Contractor shall maintain all fixed equipment and systems; Storm drainage systems - reduce storm water pollution by minimizing discharges and runoff to the storm sewer system and environment. The Contractor shall complete roofing system investigations and repairs; The Contractor shall maintain and repair U.S. flag pole, lighting and pulley system; The Contractor shall maintain kitchen/concessions area drains and water supply line connections up to and including the shutoff valve at the point of equipment connection; The Contractor shall maintain conveying equipment, parking control equipment, and loading dock equipment; Lawn Sprinklers. The Contractor shall be responsible for performing all work under this contract in accordance with all Federal, State, County, City laws and codes, and follow the more stringent of them. In addition to compliance with these laws, the Contractor shall follow all applicable standard industry practices including, but not limited to: Occupational Safety and Health Act (OSHA).
