RFP - Construction Consultant: Estimation, Project Management and Construction

AHA is seeking an experienced firm, with affordable housing experience, to assist with construction cost estimation from conceptual design stages to final drawings, project management for preconstruction and construction oversight for the demolition and/or rehabilitation of an existing property (68 units called Willow Park) and/or new construction of up to 152 units in Aurora. The property is currently under a HUD Project Based Section 8 HAP contract, and all modification to the site will require careful coordination with HUD. AHA will take the lead with HUD but selected firm will assist in coordination. Further, this plan has not been shared with current residents and is very preliminary, so we ask respondents be discreet. In Attachment 6 there is the current site layout as well as a very preliminary conceptual plan for new construction of 152 units. This person/firm would assist the agency in working with funders, architects, engineers, general contractors, subcontractors, and other trades in providing management of the procurement process as well as construction oversight for the demolition, planning and construction of new residential units at Willow Park.
