Description | As of December 23, 2020, a construction manager has been selected. The project is estimated to begin construction, March, 2021.* *The previous solicitation is listed below for reference. --- SCOPE: In accordance with the provisions of Texas Government Code, Chapter 2269, Subchapter F, Construction Manager-at-Risk Method, and Rules and Procedures adopted by the Texas Facilities Commission (TFC), TFC is requesting qualifications for a Construction Manager-at-Risk (CMR) to renovate three (3) floors in the Lyndon B. Johnson State Office Building (LBJ), located at 111 E. 17th Street, Austin, Texas. Work includes, but is not limited to, architectural, mechanical, plumbing, electrical, and fire protection systems for complete renovation and interior build out hereinafter described as TFC Project #20-002-5094 (the Project). This Project will be administered by TFC. This procurement will be a two-step award process with a two-part work requirement. Construction is required to commence within fourteen (14) calendar days after the Notice to Proceed for Construction is issued. For planning purposes, the pre-construction time period is estimated to be One Hundred Eighty (180) calendar days. The construction contract period is projected for a term of Five Hundred Fifty (550) calendar days except as may be otherwise amended or negotiated. The Lyndon B. Johnson State Office Building is an eleven-story office building located in the State of Texas Capitol Complex in Austin, Texas. The building is currently occupied by a single state agency that is in need of expansion. The renovation is expected to be constructed one floor at a time with a total of three floors. Various systems (e.g. MEP and fire protection) are expected to be revised to comply with current codes. The main air handler on each of these floors has recently been replaced. The build out for each floor will be an open floor plan to accommodate, but is not limited to, workstations, offices, conference rooms, restrooms, and breakrooms. Furniture systems are expected to be purchased and installed by the Owner. Coordination between the furniture installers and CMR is expected. Coordination of the installation and connection to power is required of the CMR. Data wiringwill be provided by the Owner with raceways included per plans. Supporting power will be provided to workstations and conference tables per plans. All audio-visual coordination will be purchased and installed by the Owner. Site Visit: There will be no optional walk-through/site visit for this project. |
