Description | Watkins Landmark Construcon is the selected General Contractor for the Iowa Street project in San Diego, CA. These units will be rented as apartments and not privately owned residences. Iowa Street is the second of (3) projects that will start within 30-days of each other or sooner and all run concurrently. The next project (Georgia Street) will also be a 3-Story, 12-Unit Development, plus 2-ADU's in North Park. This is a total of 36-units within 6-miles from each other. The intent would be to have the same subcontractors on all (3) projects and negoate a package deal. This Invitaon to Bid is for Iowa Street only (but we encourage to bid all projects menoned above if it mutually benefits pricing as a mul-project deal). Scope of work calls for the construcon of a ground-up 3-story building, consisng of (12) units, plus (1) ADU-A (Accessory Dwelling Unit), and selecve demo / T.I. of an exisng house (proposed ADU-B) to remain. Site work requires demo of exisng (2) 1-story-houses and (1) laundry building, with minor hardscape and landscape area to be removed. Complete site to be graded except for the remaining ADU-B. Off-site work is shown in the ROW plan for street improvements. The project site is 7,005 SF situated at 4076 Iowa Street, San Diego, CA 92104. Please be advised that the plans per Submial Set Dated 03/23/2022 bid on April/May 2022 have changed. The purpose of this ITB is to provide a price per new project documents, Submial Set Dated 06/17/2022. In the previous Bid Set dated 03/23/22, the building was set on the north Property Line. In the revised plans dated 06/17/22, the building is now setback 1'-6" off the PL on the Ground Floor and an addional 1'-6" (for a total of 3'-0") on the 2nd and 3rd level. This move caused the interior floor plans to change. Please refer to the 1st, 2nd, 3rd Floor Plan Overlays included in the link below. Plan changes primarily affect Framing, Plumbing, and Mechanical. Changes also include revisions to the site work to accommodate the new building footprint. Please note there are revised Window and Door Schedules. Trash Enclosure details revised per Sheet T1.6. |
