Description | As of January 24, 2023, the Construction Manager is asking for pricing on 100% CD Drawings dated 1/16/2023. Providing any individual breakouts, quantities, pricing and related information to your trade(s) is encouraged and appreciated. The new addition will be fully sprinklered. The existing building in non-sprinklered and will remain non-sprinklered. All new electrical service will be provided for the new and existing building, with a new generator. The existing generator will be replaced. The additions will have full MEPF systems. The 2nd floor of the addition will be a shell space at this time. The first floor will be totally built out. Interior finishes consists of light gauge metal stud walls with gypsum board, and insulation, cabinetry, Plam and solid surface countertops, custom shelving at large conference room, Doors, Frames and hardware, minor interior glazing, drywall walls and soffits, acoustical ceilings, Tile flooring and walls at restrooms, carpet, LVT, resilient base, rubber stair treads, and landings, painting, fire extinguishers and cabinets, toilet partitions and accessories, signage, modular office systems and furniture, and window treatments. Existing Building Renovations: There are renovations in the existing building in selected areas, and all new carpet and painting throughout, new tile flooring and walls in restrooms, new toilet partitions, and replacement of all restroom plumbing fixtures. An alternate to replace the existing ceiling lighting with LED lighting is requested. Renovations will take place after the addition is complete. Allow 2 weeks for owner move out between completion of addition and start of demolition for renovations. Site Work Erosion Control, clearing, grading, minor site demo, site utilities, fire line, sanitary, storm, paving, curbs, striping and signs, sidewalks, fencing, landscaping and irrigation, site amenities including two gazebos, benches, and trash receptacles. There will also be new parking lot lighting at the new parking lot, and 2 new EV vehicle stations . Long Lead Time Items: Please provide lead times for all long lead time items such as: roof insulation, HVAC Equipment, Electrical Switchgear, Electrical Generators and related equipment, pipe materials. And any other materials requiring in excess of 4 months lead time. Alternates: 1. Change out existing light fixtures in existing building to LED fixtures. Provide fixtures lights in a broad spectrum favoring warmer color of lighting. Include occupancy sensors at offices and individual rooms. |
