Description

Upper and Lower Front Porch Guardrails: Locations; Remove the existing guardrail along the lower porch. Install new guardrails on the upper and lower porches, and the sides of the stairs. Design; The new guardrails are to be wood. The rails are to be historic in design, closely matching the existing wood guardrail with a pattern of narrow and wide balusters, and trim mouldings. Wood is to be coated with paintable wood preservative, and then prime and finish painted. Install finished handrails on both sides of each stair. Rear Porch and Stair Guardrails: Replace guardrails at both sets of stairs, and guardrails at the rear porch. Install handrails on both stairs. The design requirements for these components are to match the requirements for the front porch (see above.) For the porch side rail, use the new railing side members and structural fasteners to secure the porch roof posts, which are discontinuous at the base. South (Rear Entry) Porch Painting: Scrape, prime and finish paint the wood posts and trim. Chimney Repair: Replace the chimney cap and broken/missing flue. Install rain caps with bird screens at each flue. Rear 2nd Floor Entry Exterior Stair Treads: Replace the stair treads with matching treads Rear 2nd Floor Entry Stair Enclosure Structure: Remove and replace the post footings, piers, and 4x4 wood posts. New colums are required to be 6" X 6". At the 2nd floor landing, refasten all of the joists with joist hangers, add one additional structural West joist stringer, secured to the posts. Fasten the ledger board along the West facade to underlying 2x4 wall framing with structural fasteners. Window Replacement: At the second floor (West) stair landing, replace the window with a vinyl window. Install trim and sealant at all edges, and fully encapsulate formerly painted surfaces. Rear (Lower) Entry Door: Replace the main door with a pre-hung metal clad exterior entry door, with a small upper lite. Install a new locking handset and deadlatch, keyed alike. Sawcut and remove the tile below the new door sill, to eliminate the thermal bridge. Carefully un-install the exterior storm door and hardware, and re-install it on the new entry. Finish paint all new wood trim. Lead Clearence - lead cleaning and final lead clearence. Boiler Replacement: Replace the boiler with a high efficiency direct vented boiler. Install a code compliant cover at the abandoned chimney inlet. Repair the leaky boiler piping at the Northwest side of the basement, at the ceiling joists. Door Knob: Install a matching black enameled door knob, at the middle bedroom door. One knob is missing.
