Description | The properties are located in the heart of Stuart’s vibrant Community Redevelopment Area (CRA) and to the east of the ‘Old Downtown’ area. The subject properties, 301 SE Ocean Blvd, 325 SE Ocean Blvd and 330 SE Ocean Blvd are bounded to the east by SE Georgia Ave and to the west by SE Florida Ave and have a combined area of 3.58 Acres The buildings that are to stay and designated as the future city hall are depicted in blue. Site has existing structures, see map contained in this document. The strip plaza on the eastern property is to be demolished and has month to month leases. The larger structures to the west (outlined in blue on the map) has existing long-term leases that the city would be interested in ending early to move its city hall functions to the structure. There is also a bank drive through in the western parking lot associated with the bank that occupies the first floor of the 3-story structure that must remain until the bank has vacated. If the lease holders are not willing to terminate their lease early a multi-phase approach to the redevelopment would need to occur (i.e. build the eastern site side first followed by the western site).
