Description | Project entails construction of a retail commercial development on vacant contiguous parcels located at the northwest corner of West Eighth Street and Interstate 5. The retail center site consists of five 5 existing parcels totaling approximately 18.1-acres. Parking and on-site circulation area for customers would be shared amongst all parcels and sustained with a shared parking agreement. Project details are specified below: Building A - Future quick-serve restaurant. This building would be a single-story wood or metal stud frame structure have approximately 3,600 square feet of floor area for cooking and indoor dining. Fast food/takeout restaurants are required to provide one (1) parking space per 100 square feet, which equates to 36 parking spaces. Buildings B & C - Future quick-serve restaurants, one drive-thru. This building would be a single-story wood or metal stud frame structure have two (2) suites approximately 3,200 square feet of floor area for cooking and indoor dining each, for a total of 6,400 SF. Fast-food/takeout restaurants are required to provide one (1) parking space per 100 square feet, which equates to 64 parking spaces. Building D - Future quick-serve restaurant with drive-thru. This building would be a single-story wood or metal stud frame structure of approximately 3,200 square feet of floor area for cooking and indoor dining each, with a drive through. Fast food/takeout restaurants are required to provide one (1) parking space per 100 square feet, which equates to 32 parking spaces. Building E - A stand-alone, unattended carwash. The carwash would be a single-story wood or metal stud frame “tunnel” carwash, with a conveyor approximately 140 feet in length and within a structure of approximately 3,600 square feet. The carwash will provide 27 vacuum stations to the west of the main facility. Self-service car washes are required to provide one (1) parking space. Building F - A fueling station and convenience store. The fueling station component would have twelve (12) multi-pump dispensers that would serve up to 24 vehicles at a time. An 8,924 square foot canopy would cover the dispensing pumps. The convenience store would be in a single-story wood or metal stud frame structure approximately 10,000 square feet in floor area. If a Use Permit is approved as part of this application, the convenience store would be licensed for Type 20 - Off-Sale Beer and Wine. Convenience stores are required to provide one (1) parking space per 150 square feet, which equates to 67 parking spaces. Fueling stations are required to provide one (1) space per 400 square feet of canopy area, which equates to 22 spaces. The total required parking for the fueling station and convenience store is 89 spaces. Building G - A truck fueling, truck wash, and truck repair buildings. Building G would be a wood or metal stud frame structure have approximately 10,080 square feet of floor area inclusive of two (2) wash bays for trucks and two (2) service bays for trucks, as well as nine (9) multi-pump dispensers that could serve ten (10) trucks at a time. Fueling stations are required to provide one (1) space per 400 square feet of canopy area, which equates to 12 spaces. . Self-service car washes are required to provide one (1) parking space. The repair bay is being calculated at a rate of one (1) space per 400 square for Maintenance/Minor Repair, yielding a total of 12 spaces. The total required parking for the truck fueling, truck wash, and truck repair building is 25 spaces. Building H- A three-story, 120 room hotel. Building H would be a three (3) story wood or metal stud frame structure of approximately 48,000 square feet of floor area with 120 rooms. Hotel uses are required to provide one (1) parking space guest room, plus four (4) parking spaces, which equates to 124 parking spaces. While a hotel is planned at this location, they are not pursuing a Land Development Permit since there is no alcohol proposed in conjunction with the hotel at this time. |
