Description

It is the Owner's intention to select Construction Manager at Risk firms for one new small high school, one renovation/addition existing high school, one renovation/replacement existing middle school, and renovation/replacement of two existing elementary schools, within the Wake County Public School System. A. HS3 High School: Provide complete construction management services for a proposed new small high school located in western Wake County to serve a student population of approximately 1200. Design to begin May 2023, construction begins September 2025 for a summer 2027 completion. B. Athens Drive Magnet High School: Provide complete construction management services for a multi-phased addition/renovation project to include increasing student capacity from 1,600 to 2,350 for the existing occupied campus at 1420 Athens Drive in Raleigh. This Center for Medical Sciences and Global Health Initiatives Magnet Program also incorporates a Health Sciences Career Academy + STEM Academy of Energy and Sustainability. Multiple classroom spaces will be added along with expansion of the existing cafeteria. Renovation of existing spaces will also be included as part of this project. Design to begin summer 2023, construction begins summer 2026 for a summer 2028 completion. C. North Garner Middle School: Provide complete construction management services for a multi-phase renovation/addition at an existing occupied campus located at 720 Powell Drive, Garner, NC. The scope of work includes a 236,660 square foot middle school with 81 teaching spaces, student capacity of 1,248, and core capacity of 1,450. Site elements must meet current program standards. The design and sequencing of the work will require the development of a phasing plan and schedule that will allow the school to operate during construction. It is the Owner's desire to retain as much of the existing facilities as reasonably possible and to bring those facilities up to current standards. Phasing of site improvements and organization of temporary on-campus swing space will be required. Design to begin January 2023, construction begins summer 2025 for a summer 2027 completion. D. Lockhart Elementary School: Provide complete construction management services for a multi-phase renovation and addition at an existing occupied campus located at 1320 N. Smithfield Road, Knightdale, NC. The scope of work includes a 132,495 square foot elementary school with 56 teaching spaces, student capacity of 716, and core capacity of 800. Site elements must meet current program standards. The design and sequencing of the work will require the development of a phasing plan and schedule that will allow the school to operate during construction. It is the Owners desire to retain as much of the existing facilities as reasonably possible and to bring those facilities up to current standards. Phasing of site improvements and organization of temporary on-campus swing space may be required. Design to begin April 2023, construction begins September 2025 for a summer 2027 completion. E. Brentwood Elementary School: Provide complete construction management services for renovations and additions at an existing campus located at 3426 Ingram Drive, Raleigh, NC. The scope of work includes maximizing use of the site for a 500 student capacity elementary school. Site elements must meet current program standards. It is the Owner's desire to retain as much of the existing facilities to remain as reasonably possible and to bring those facilities up to current standards. Staff and students will be swinging off-campus during construction. Design to begin early 2023, construction begins September 2025 for a summer 2027 completion.
