Description | Public Notes: Separate sealed BIDS shall be submitted for the construction of Kearney Senior, a renovation project consisting of interior and exterior work related to (50) fifty existing rental Units, an Office/Community Room space, and a Common Area building. The site consists of (11) eleven residential buildings, (1) small Maintenance Shed, and (1) Common Area building. Exterior scope will include, but not limited to, concrete repairs to drives, sidewalks, stairs, providing drainage improvements, replacement of site amenities, replace site lighting, and stripe parking lots and walkways. Interior renovations include, but not limited to new/replacement finishes such as paint and flooring, door replacement, new electrical and plumbing fixtures, accessories, appliances, and new HVAC systems. The project also includes (3) UFAS Units which shall meet accessible requirements, and governing codes. General Contractors are responsible for providing and coordinating Asbestos and Hazardous abatement and remediation. Project phasing of construction will have (1) one building consisting of (4) four units available at one time. As work in one building becomes complete and ready for tenant move-in, property management will coordinate move-in schedules over the following weekend and will make fully available the next building of (4) four units that following week. As of February 9, 2023, this project is open bidding for a general contractor. An architect has been disclosed. Although a firm timeline has not been established the construction should start in the first quarter 2023. |
