Description

1 Chimney Repairs: A.) Remove all loose mortar, and tuck point the chimney with Type "N" soft mortar, with a high lime content, color matched to the existing mortar. B.) Seal the chimney cap where it meets the flue. C.) Install a metal rain cap with a bird/bug screen. C.) Install metal base flashing , to cover the existing tar seal, entirelly, and which is color matched to the roof. 2 Siding Repairs: Install a vinyl siding piece, where missing, on the South facade. Replace small vinyl patches with longer patches. Patch over all existing holes, mostly located on the South and East facades. Siding patches are to match the existing color/pattern. 3 Front Porch Stair Repair: Re-secure loose treads with appropriate treated deck screws. Replace treads wqhich cannot be secured with new treated wood treads. 4 Front Porch Painting: Prime paint, and finish paint the areas of bare wood decking and stair treads. The decking shall be painted with a FLAT sheen porch/deck paint, matching existing. 5 Window and Door Trim Wrap Corrections: A.) Replace the (poorly) installed door and window head wraps, and apply new sealant at all seams, edges, and nail heads. B.) For other areas, remove and re-apply sealant where the sealant has been installed sloppily, is missing, or does not fully seal the assembly. Caulking shall be white, oil-based sealant. 6 Anti-Siphon Device: Install an anti-siphon screw-on adapter onto the existing hose bib, located on the East side of the house..CV7Foundation Tuck-pointing: Rebuild the Southeast corner foundation wall, where the bricks have fallen loose. Use type "N" soft mortar, with a high lime content 8 Lead (Pb) Clearance: The contractor is to contact and coordinate with the Milwaukee Health Department to obtain lead testing clearances. The contractor is to conduct all necessary cleaning at the property in order to obtain passing lead swipe tests. 9 Gas Powered Equipment: The owner is to remove gasoline from stored power equipment, and gas containers from the interior of the house.CVSELF-HELP 10 Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. All alarms shall be sealed battery, 10 year lithium ion units. 11 Electrical Cover Plates: Install outlet, switch, and junction box cover plates at ALL locations where missing; basement, 1st, and second floors. Where necessary, add wire nuts at exposed wires, correct wiring issues, and push wiring back into the box for code compliancy. Contractor must field verify the locations and quantity of all work, and include them in the bid.(Permit), 12 Former Gas Lamp, Electrical: Install an electrical junction box and properly terminate all electrical wiring at this location. Install a finish-grade cover plate.(Permit), 13 Basement - GFCI Receptacles: Replace all non-GFCI protected existing electrical receptacles with protected receptacles; field verify quantity.(PERMIT), 14 Electrical Sub-Panels: There are MANY small electrical panels located throughout the basement. Check wiring within each panel, and correct as necessary for code compliancy. If any panel is used as a junction box, screw the panel door shut
