Description

The proposed study area is bounded by IH-45 on the west, the Trinity River on the east, and IH-20 on the south. This area is located along a railroad corridor and is currently zoned predominantly for industrial uses (see map below). However, there are existing residential uses close to industrial uses, some within residential zoning in the Joppe neighborhood and some within agricultural zoning or industrial zoning in the Floral Farms/McCommas Bluff area. Additionally, the area includes wetlands within the 100-year flood plain along the Trinity River corridor.
