Description | The purpose of selecting a Licensed General Contractor to supply all labor, material and ancillary services for the renovation of four (4) apartment buildings/sixteen (16) units in two phases per the Plans and Specifications. A. The project located at 924 SW 61st St., Gainesville, FL consists of repair and upgrade to fourplex (16 units) as noted below: 1. New Kitchen casework with plastic laminate countertop with appliances by Owner/Contractor to install a. New 30-inch stove/oven, 30-inch combined vented hood with microwave oven, dishwasher, refrigerator by Owner b. Disposal included with new kitchen sink c. Alternate price for hardtop (stone) 2. New bathroom finishes and fixtures: New base cabinet with lavatory and faucet, toilet, shower/tub faucets with showerhead and new bath tub a. Plumbing fixtures to be water saving devices 3. New HVAC unit with condensers and replacement of deficient second floor ducts a. New replacement ducts to be insulated b. Replace adjacent hallway drywall ceiling as part of duct replacement 4. New tankless water heater, remove existing water heater 5. New electrical panel with increase size for tankless water heater a. Replace deficient wiring, devices and smoke detectors 6. New ceramic flooring with new base both floors 7. Replace sub-flooring in all second-floor bedrooms 8. Interior painting both floors (color pallet provided) walls, ceilings, doors and floor base. 9. Added handrail to intermediate drywall partition between stairs 10. Patch opening in attic party walls a. Also use rated sealants at open joints/holes 11. Remove and replace existing closet doors with new bi-fold louvered doors, track and hardware (Both Floors/Each Unit). 12. Pressure (power) wash all buildings, all four (4) building exterior walls and surfaces, both first and second levels. Pretreat with commercial grade mold and mildew solutions per manufacturer’s specifications. Repeat as needed for complete removal of mold, mildew, stains and dirt from all building exteriors. Includes front porch and back patios. 13. Renovation work to be completed in two (2) phases. Owner will make available the following units for Phase I: units 5-12, Phase II: units 1-4 and 13-16. Additional units may be available, Owner will confirm at a later date. |
