Description | The provided documents are for the construction of a 7,906 square foot ambulatory surgery facility (ASC) with 1 operating room specializing in (ear, nose and throat) Ent procedures. This asc will be one tenant in a two-tenant, single-story building, the other tenant is an Ent clinic of 5,006 square feet. The two tenants are completely independent of each other and are not designed to share any use of space. The two tenants will be separated by a one-hour fire rated partition. This new construction, two-tenant building resides in an established development in Bluffton, called Westbury Park. This parcel is one of the new remaining undeveloped parcels in this development. The construction type for this building is type vb. with metal stud bearing walls and light gauge metal roof trusses. All four sides of this building adjoin open space (parking and/or driveway) and therefore, it does not require exterior wall rated assemblies. The building systems are designed to be independent of each tenant, where feasible, as would be expected in a multi-tenant building. The entire building (both tenants) has nfpa 13 and 72 automatic fire protection and fire alarm system. These two systems will be a shared system. between tenants, with independent exterior access to the rooms housing these functions. All building systems (water, fire riser, electrical, generator transfer switch) will have an exterior independent access. Water distribution and waste. mechanical systems and electrical systems a.re designed to be independent of one another.
