Description

A. The scope of Architectural work will be identified on a project basis and will vary depending on project needs. B. In addition to Architectural design services, the type of design may include, but not necessarily be limited to, the other related disciplines of design services including: Structural Engineering, Fire Protection Engineering, HVAC/Mechanical Engineering, Civil Engineering and Electrical Engineering. It is also anticipated that the Professional Consultant and their Sub-Consultants may provide Construction Administration services. For the purposes of this RFQ the committee will be evaluating Architectural Services only and the submittal of proposed Sub-Consultants is not required or desired. C. The scope of work for any project may involve all phases of project development and may include and not be limited to the following: 1. Preliminary Design a. Confirm School District's goals and objectives through meetings/workshops, including stakeholder engagement. b. Conduct field survey to evaluate non-concealed conditions and concealed conditions to fullest extent possible without performing destructive activities. c. Prepare details/sketches in latest version of AutoCAD, preliminary layouts, estimates of probable costs and alternatives as requested. d. Support School Board in obtaining geotechnical services and survey services necessary for the required scope of work. In some cases survey may be provided by the School Board. e. Review existing As-Built Documents archived by School Board. f. Review maintenance logs and interview appropriate School Board staff. g. Prepare Design details and related calculations. h. Present alternatives and provide recommendations and analyses of the advantages and/or disadvantages of each. i. Deliverables as identified by individual task orders. 2. Schematic Design through Construction Documents a. Prepare designs, calculations, plans, cost estimate and contract bidding documents in compliance with the most recent edition of the School Board Design Standards. b. Prepare Specifications and general provisions in Microsoft Word fully coordinated with the School District Design Standards, Owner/Contractor Contract and related Bid/Front End Documents to be utilized for bidding and construction. c. Undertake coordination with local ordinances municipal agreements/requirements, and Authorities Having Jurisdiction over project. d. Further develop field survey documentation to evaluate non-concealed conditions and concealed conditions to fullest extent possible without performing destructive activities. e. The School Board shall typically review the work product and Construction Documents at Preliminary Design; sixty percent (60%); ninety percent (90%) and final design, or as specified by specific task order or as is deemed necessary by the School Board. f. All project calculations, supporting/reference information, correspondence, photos, Microsoft Office files, etc. shall be provided to School Board with the final submittal or upon request. g. Drawings shall be prepared in standard architectural scale using the latest version of AutoCAD or as directed by the School Board. h. Coordinate phasing delineations and requirements with Construction Manager/Contractor. i. Work with Construction Manager/Contractor to develop Schematic phase, Design Development phase and Final Construction Document phase Opinions of Construction Value. j. All project AutoCAD files (i.e. drawing, x-refs, blocks, fonts, pen styles, etc.) shall be provided to the School Board on CD, DVD format or via email at the discretion of the School Board. k. Deliverables at each phase as identified by individual task orders. 3. Permits a. Assist the School Board in obtaining approvals from applicable agencies. b. Respond to permit questions and comments generated by applicable agencies. c. Deliverables as identified by individual task orders. 4. Bidding a. Assist the School Board in answering bidder's questions, attend pre-bid conferences, job walks, and perform constructability review of own plans and specifications at the discretion of School Board Staff. b. Develop Addenda to address required changes to Bid Documents. c. Assist Owner/Construction Manager with bid review and recommendation for contract awards. 5. Construction Administration a. Attend pre-construction meeting and project progress meetings at the discretion of School Board staff. b. Assist the School Board and Construction Manager/Contract Administrator with interpretation of plans and specifications, analysis of changed conditions, development of corrective action, review of shop drawings and provide "peer review" of other submittals at the discretion of School Board Staff. c. Provide periodic problem solving. d. Provide periodic construction observations/inspections. e. Review and approve Contractor Application for Payment f. Develop Substantial Completion Punchlist. g. Perform Final Inspection and Punchlist completion verification. h. Assist owner with obtaining and review all project closeout documentation. i. Undertake post-occupancy warranty walk-through at time frame identified by owner. D. Project scopes may include activities and tasks relating to new and existing structures. Projects may entail new construction, remodeling, renovation, life safety, and maintenance/repair projects. E. Project scopes may include assisting School Board Staff in the development of District Design Standards. F. Project scopes may include undertaking existing facility assessments and evaluations to assist School Board Staff in the establishment of a district wide capital facility program. G. Project scopes may include performing the duties of a Design Criteria Professional for purposes of procuring Design/Build Services for the School board. H. Project scopes may include leading stakeholder engagement processes to determine preferred design alternatives. I. Utilize the School Board's Master Library(TM) cloud based construction management software system for Project document control. Access to the system will be provided at no charge; however, the firm will be required to manage access for their team. One training session will be provided upon request.
