Description

The Contractor shall provide all labor, material, equipment, transportation, supervision, and disposal required for replacement of the central heating plant, all (38) Variable Air Volume air terminal units, all building exhaust fans, and the Automatic Temperature Control System at Building 5201. Base Bid work includes: Heating hot water boiler replacement including replacement of associated heating hot water pumps and piping modifications in the basement, Modifications of central air handling units outdoor air dampers and controls, Front end building management system (BMS) upgrades, Replacement of five (5) sections of 15-foot long insulated flex ductwork at locations as directed by the contracting officer, Construction of a fire-rated barrier with door and frame for the basement boiler room, Basement concrete floor patching, removal / replacement of suspended acoustical and gypsum board ceiling systems, Miscellaneous roof flashing / patching work, Exterior access ladder to roof, Associated electrical power distribution, receptacles, wiring / conduits, and Equipment, lighting, and rooftop unit light / receptacle. Note: The Contractor shall relocate existing furniture and equipment for each phase (except for fixed equipment in dental suite and labs which will remain in place and properly covered and protected) to allow for the performance of all Contract Work within Building 5201. The Contractor shall relocate back all furniture and equipment to the original locations following completion of each phase. Optional Bid Items (OBI) OBI #1: Selective variable air volume (VAV) replacement of ten (10) boxes and associated fin tube perimeter heating integration of those zones as indicated on Drawings. OBI #2: Building exhaust fans replacement. OBI #3: Variable refrigerant flow (VRF) HVAC system in Dental Suite area. OBI #4: Replacement of all VAV boxes not replaced in OBI #1; includes expansion and modification of heating hot water loop piping for complete VAV box replacement, including connection to and control by existing automatic temperature control system. OBI #5: Telecommunications (Telecom) work required by Telecom Drawings and Division 27 of Specifications including network and cabling replacement in identified areas. OBI #6: Air handling unit (AHU) return fan (RF) replacements (RF-1 and RF-2). The deadline for submitting Requests for Information (RFIs) and be guaranteed answers is July 21, 2022 at 2:00 PM. *Addendum 1, 2 and 3 have been released.
